  1. Don't Suffer Like Sally, Get A Home Inspection! John is a veteran home inspector who has a strong sense of real estate inspection in Denver. His passion and interest in the housing industry led him into the inspection field. He is often sought out by potential home buyers who need an impartial third party to go over a property with a fine-tooth comb before making an offer. On the other hand, he is also used to calls from frantic new homeowners whose happy moments turned into nightmares after discovering problems in their new home. John sees that more and more people are skipping inspections to outsmart other buyers, but he finds many of these people coming back, this time not as buyers but as bewildered new homeowners knowing something about their purchase went wrong. John goes over his latest client's request for a new construction property inspection in Denver. The client felt that most properties on this side of town were "overpriced" but had fallen in love with this place. She felt that even though she could not be sure what everything inside entailed, she could somehow feel how it would bring her joy walking through it and spending time there. So she bought the property without consulting a home inspection company in Denver in fear of losing the home. But, alas, the saying, ' haste makes waste' held true in Sally's case since what she thought would be a quick money-saving decision turned into a mistake that cost her thousands. During the Inspection of the location, John found severe problems that were overlooked earlier. He found improper grading and drainage, cracks in the bricks due to shrinkage, faulty plumbing, and several other minor issues. This house was a sure case of poor construction! Putting it through the process of proper inspection post-purchase, Sally realized that all of these issues were avoidable. Had she gone for a simple standard home inspection; she would never have had to face such a dilemma. Home inspections are of utmost importance and should never be missed, even if the home you are buying was finished a month ago. Similarly, Sally was upset because there were tons of things that should have been fixed before she bought the house, but John had to break the dreaded news to her and tell her it was too late to cry and she will have to spend a couple of thousand more to fix the problem. How Would A Pre-Buying Home Inspection Have Made A Difference? Sally had bought a home for the first time. She was excited and also nervous. Sally knew to buy a house, she had to invest financially and emotionally in the purchase. The story above had everything going right other than Sally's emotions overtaking her ability to reason. Skipping a home inspection before signing the dotted line cost Sally a lot of distress and damage. It highlights the importance of having a home inspection prior to buying. Had Sally researched home inspectors in the area and decided to have an inspection done, she would have enjoyed her new home. The drainage issues John uncovered were impossible to fix without tearing down some parts of the house because of how far the particular case went down into the ground. It turned out that these issues were only found on one side of the property and not really on others which may be why it wasn't seen during previous inspections. The home inspection would have shown Sally improper grading and drainage issues in the home, but she didn't know how important it was at the time to get a home inspection before signing the deal. Only when she started living in the house did she note that there was no drainage system, which is why there were puddles all over. The seller said he had noticed signs and on inquiring about the repair turned out to be too costly, so he didn't do anything. Unfortunately, there are no laws requiring home sellers to disclose everything so Sally was left in limbo. Plumbing Issues Sally's new home gave her another surprise blow through the inspection. She needs to pay $2000 to fix her new house's drainage problem that the seller neglected to mention. Sally had already spent money on buying and settling in the new home, and now she has this problem. Her friend comes to help, but the drainage is still bad no matter what they do. They finally find out through John's inspection that the issue is at a retention pond near her house, and it can't be fixed because Sally's city doesn't have retention pond ordinances. Sally is left feeling defeated and in debt. Had she opted for an inspection earlier, she would never have been in the stressful situation. Construction Problems As John was examining the property with a distressed Sally by his side, she discussed how she wanted to stay in this home for as long as possible and not

Lady luck wasn't on Sally's side because the inspector noticed large cracks in the brick and driveway due to shrinkage from a frost cycle. These would only get worse with time. After his inspection, John gave Sally some quick fixes for now and advised her of what would happen if she did not fix these problems.
