  2. Antipolo #1 Most inquired city in CALABARZON #12 Most searched term on Lamudi Antipolo continued to be one of the most searched cities in Mega Manila in 2022. It attracted the most leads out of all cities in CALABARZON, and was the most searched location for land for sale under PHP6M. Antipolo generators of rental leads for Metro Manila CBDs. Other than offering an increasing supply of residential real estate in 2022, Antipolo also continues to have a strong market for industrial and commercial real estate. The city added more commercial leasable space to its rental supply with the expansion of Robinsons Place Antipolo in September. was also among the top 48.5K Monthly ave. pageviews 1

Tagaytay #10 Most searched term on Lamudi 42.4K Monthly ave. pageviews #1 Most inquired city in Cavite Following the pandemic and consequent tourism slump, Tagaytay appears to have boasted a strong resurgence in demand throughout 2022. Tagaytay has demonstrated a strong market for short-stay rentals, second homes, and interest from overseas property seekers. It was the most searched city in Cavite in 2022, and is slated to continue attracting more investment as accessibility to Tagaytay further improves. Infrastructure projects such as the Cavite-Batangas Expressway and a new section of the Cavite Laguna Expressway made progress in 2022, with the proposal for the former being greenlighted and the latter nearing completion. 2

  4. Sta. Rosa #20 Most searched city by seekers from Metro Manila 28.7K Monthly ave. pageviews #1 Most inquired city in Laguna Sta. Rosa was the most searched city in Laguna in 2022. As an important thoroughfare between Metro Manila and southern Luzon, Sta. Rosa is an in-demand location for prime industrial real estate. The city continued to develop its capacity for hosting industrial and commercial locators last year. In 2022, PLDT Inc. broke ground for VITRO Sta. Rosa - its largest data center thus far. Sta. Rosa is also one of the cities to benefit from Macquarie Capital’s investment in a 1,300-megawatt floating solar plant on Laguna Lake, the agreement for which was formalized in September 2022. 3

Major real estate developers have broken ground in the city over the last few years, with the city now home to various townships, estates and subdivisions. Lipa residents can look forward to new shopping and dining options nearby, with developers such as Ayala Land Inc. activating a 1,500 sqm retail project in the city. #20 Most searched city by seekers within Luzon 4

  6. Lucena #1 Most inquired city in Quezon Province 29K Annual pageviews Increased access to Lucena, the most searched city in Quezon Province in 2022, is in the works. Progress on ongoing infrastructure projects in Lucena have been made over the last year. These include the signing of the toll operations agreement for South Luzon Expressway (SLEX) Toll Road 5, a 417-kilometer toll road starting in Mayao, Lucena City and ending at Matnog, Sorsogon. Moreover, the SLEX Toll Road 4 — which extends from Sto. Tomas, Batangas to Lucena — is scheduled to fully open in 2023. 5

While the city’s residential supply on Lamudi is dominantly composed of houses and land, condominium listings increased by 116% from the month of January 2022 to December 2022. Project updates in 2022 include the announcement of Megaworld’s investment in its hospitality line Kingsford Hotel in Bacolod, the topping off of Rockwell’s first condominium tower in Bacolod, and Cebu Landmasters’ launch of Casa Mira Towers Bacolod Tower 1. 6

  8. Baguio #12 Most viewed city for house rentals under Php 60K 58.8K Monthly ave. pageviews #1 Most inquired city in Luzon Baguio was the most searched city in Luzon outside Metro Manila in 2022. The Summer Capital of the Philippines made a resurgence in 2022, with tourist arrivals to the city hitting near pandemic levels. Baguio pulled 46% more inquiries in December 2022 compared to January 2022, with apartments followed by houses attracting the bulk of leads. Inquiries for Baguio rentals were highest in August 2022, following the passing of the law creating the Metro Baguio Development Authority — an agency in charge of planning and delivering basic services in Baguio City and neighboring towns. 7

  9. Cebu City #4 99.8K Monthly ave. pageviews #1 Most inquired city in Visayas Most inquired city in the Philippines Interest in Cebu City real estate remained robust throughout 2022. The city is consistently the most inquired location in Visayas and among the top ten most inquired locations in the Philippines. There was a double-digit increase in leads comparing the first and last months of 2022, with vertical developments attracting the largest share of inquiries out of all other property types. Other than the opening of Cebu’s first toll bridge, the Cebu-Cordova Link Expressway (CCLEX), the city saw the ribbon-cutting of a number of new commercial and hospitality developments in 2022. This includes Nustar Resort and Casino, which has drawn more visitors to the southern part of the city, the launch of LEED gold-certified building JEG Tower @ One Acacia, and the unveiling of Filinvest Cyberzone 2. 8

  10. Davao City #12 Most inquired city on Lamudi 42.8K Monthly ave. pageviews #6 Most active property seeker market Davao was the most searched city in Mindanao throughout 2022. Condo supply in the city increased by 11%, while leads for the same increased by 154% from January to December 2022. This may be driven by the progress of infrastructure projects benefiting Davao City residents, such as the High Priority Bus System, Mindanao Railway Project, and the renovation of the Davao International Airport. Improved transit and accessibility in the city between the rest of the region further cements its status as a gateway to Mindanao. In November 2022, the Bureau of Customs announced plans to position the Port of Davao as an alternative logistics hub in Southeast Asia. 9

  11. Lapu-lapu #1 Most viewed city for house rentals under Php15K #2 Visayas Lapu-lapu was the most searched city for house rentals under Php15K in 2022. The beach town and export processing zone has attracted investment from property seekers looking into second homes and potential rentals with residential developments. These include projects by homegrown developers such as Land Caster Estates' condominium of which opened its serviced apartment units and restaurant in 2022; Apple One's Sheraton Cebu Mactan Resort and Residences and Priland’s Paseo Grove. Mandaue 13.8K Monthly ave. pageviews #16 Most inquired city for commercial listings in the Philippines #3 Most inquired city in Visayas Mandaue was the third most inquired city in Visayas in 2022, with vertical developments attracting the bulk of leads for the city that year. Condominium projects such as Amaia Steps Tower 2 and Mandani Bay Tower 3 were delivered in 2022. Tower 4 of Tipolo Residences, the socialized housing condominium project by Mandaue City and Cebu Landmasters, broke ground in July 2022. As for Mandaue City supply on Lamudi, commercial properties contributed the most supply out of all other property types. Commercial lots, warehouses and offices subcategories contributed to the most searches. New office supply that firms looking into Cebu can watch out for include Harbor Centre, a P2-billion office and commercial joint venture between Mandaue City and Priland Dev’t. inked in February 2022. 11
