Title: How a SAP Assessment is carried out and What are the Important Criteria Content: Standard Assessment Procedure or SAP as it is more commonly known, is an energy assessment that checks whether or not a residential building complies with the approved document L1A or L1B. A SAP assessment is carried out to ensure that the new building, whether an individual house, a large scale development or block of flats is designed in accordance with the Building Regulations and the Local Planning Policy for that area. How is this assessment carried out? To assess any building, the assessor is required to measure things for input into the SAP software, such as: •The dimensions of everything from floor, walls, roof to windows. •Details of insulation •Heating and hot water details •Renewables •Anything else that has direct or indirect effect on the energy consumption and carbon emissions of the building. In order for the assessment to be as per the building regulations, it must meet two criteria; the TER (Target emission rate) should be less than or equal to the DER (Dwelling emission rate).The TFEE (Target Fabric Energy Efficiency) should be less than or equal to DFEE (Dwelling Fabric Energy Efficiency). Once the SAP report is complete, it is then presented to the building control officer who checks if it is in accordance with Part L Building Regulations. There are two stages to the assessment. Design Stage SAP is done at the beginning of the project, sometimes at planning stage. Then the As Built is completed at the end of the project and reflects any changes that may have occurred throughout the build.
