  1. Thermography Predictive maintenance for High Performance Building

  2. Trane Thermography • One of six solutions in the Trane Care Reliability • services portfolio • In combinationwith Trane Oil Analysis and Trane VibrationAnalysis, Periodicalinfraredinspectionsallow to prevent oridentifymechanicalproblems of your HVAC equipment.

  3. Trane Thermography • What is TraneThermography? • A non-invasive, safe and proven predictive maintenance program • It detects potential risks in electrical and mechanical equipment, before its too late • It gives a clear picture of where potential breakdowns are hiding • It lowers repair costs and limits unscheduled downtime • Meanwhile your plant can remain up and running

  4. Trane Thermography • What is infraredradiation? • Infrared radiation is radiated thermal energy that can not be seen by our eyes but can be sensed by our skin • The main source of I.R. (Infrared Radiation) is the heat or thermal radiance. All objects with temperature > - 273,15°C emits a radiance in the I.R. range Electromagnetic spectrum

  5. Trane Thermography • What is thermography? • Thermography is the use of infrared photography to measure thermal energy emitted from an object • It is a fast, safe and accurate tool for measurements of object with the following characteristics: • Moving • Very hot • Impossible to shut off • Dangerous to contact • Contaminated/altered through contact

  6. Trane Thermography • What is thermal imaging? • Thermal imaging is the non-contact detection and measurement of temperature differences and the assignment of colors based on temperature. Potential hazards the human eye can’t see become crystal clear • Thermal imagers allow you to easily inspect: • Electrical equipment • Electrical circuits • Mechanical equipment • Building envelope • Electronics • Other applications Visual image Thermal image

  7. TraneThermography • Thermal imaging cameras • Give a full image of the situation • Perform inspections when systems are under load • Identify and locate issues • Measure temperature • Store information • Allow to diagnose and analyse exactly what needs to be fixed

  8. TraneThermography • Predictive maintenance operations • Low voltage inspections • Thermal imaging cameras are commonly • used for electrical inspections. As electrical • connections become loose, there is a • resistance to current that can cause an • increase in temperature. This can then cause • components to fail, resulting in unplanned • outages and injuries. • In addition, the efficiency of an electrical grid • becomes low prior to failure, thus energy is • spent generating heat, causing unnecessary losses. Internal fuse damage A poor connection causing internal damage An overheating motor with internal winding problem

  9. TraneThermography • Low voltage inspections • Poor electrical connections/contacts • Loose connections • Corroded connections • Current overloading • Electrical component degradation • Damaged circuit breakers • Worn contactors • Damaged Fuses • Periodical Trane infrared inspections are the best way to detect, diagnose and prevent problems arising in electrical panels such as: Youseeelectricalcontacts We seelooseconnections and overheatedcontacts

  10. Trane Thermography - Process • Step 1 Detection • A Trane Technician takes thermal images of the equipment component with an infrared camera • No downtime or work stoppage required during the control phase • Step 2 Diagnosis • You will receive a detailed report with the detected anomalies • For problem areas the underlying causes will be analyzed • Trane will suggest ways to correct and improve the reliability of the systems along with recommendations for repair • Step 3 Prevention • The technician will offer the solutions to fix the problem(s) on site • This includes resolving safety issues

  11. Trane Thermography - Benefits For High Performance Building • A Prevention of major failures • Increased safety • Better assurance of repairs • Reduced downtimes • Improved production rate and quality • Reduced maintenance and repair costs • Scheduled service operations • Commissioning of new installations • Better for the environment: • Non invasive • Greater efficiency • Energy management Find hidden problems quickly, make timely repairs, prevent unscheduled shutdowns, and improve plant safety.

  12. System Lifecycle Management
