  2. Know inspection requirements The first thing is to know the requirements. There is no doubt in this that one must know the inspection requirement. To do proper maintenance, you need to know about the product in detail. Without having the proper knowledge, it is not possible to maintain the fire and smoke dampers. NFPA 80 & 105 provides the requirements for the inspection. In the case of hospitals, these need to be inspected every 6years and 4years in case of hospitals.

  3. Set up a maintenance plan One must set up a proper maintenance plan for it. A routine inspection of the fire and smoke dampers will ensure that equipment is working properly. Further, it will ensure that it is working and functioning as per the design. In case you find that the fire damper inspection is a huge work complete, then it is better to hire an outsider professional to complete the task.

  4. Perform visual and physical inspections When the inspection is done visually, it confirms that all the tracks are unharmed. The tracks have no dust and debris and all the nuts and bolts are lubricated properly. Further, it also confirms that the tracks have not received any damages or not. In the case of the physical inspections, often the damaged fusible links are checked. In case of the closed blades, the damper needs to be reopened and the fusible link should be replaced.

  5. Maintain proper documentation No matter the service is performed by in-house staff or outside one, there must be written documentation for it. The document will show that all dampers were properly tested, maintained, and are functioning as per the requirement. Further, the documentation must include locations, serial numbers, model numbers, damper sizes, access sizes, failures, and requirements. The more information it will have is better. Ensure that all the reports are accurate and genuine.

  6. Schedule or coordinate timely repairs Of course, with the time the damper will not work in the proper way. In the case of excessive rusting, often the dampers may fail to work. All the inoperable dampers must be repaired quickly. In case the damper fails during an ongoing inspection, the repair must be done as soon as possible. It is always advised to go for the routine investigation to make sure that it is working fully fit.
