Condition of the property Furniture is fire retardant Fire safety features , e.g. smoke detectors, fire alarms and fire extinguishers Electrical fittings correctly installed, e.g. no loose wires or faulty plugs All gas appliances have a Gas Safety Certificate issued by a Registered Engineer.

  13. WHAT TYPES OF CONTRACTS ARE AVAILABLE? • Assured Shorthold Tenancy • Licence • It is advisable to get some assistance in checking any documents you have to sign

  14. MAIN CONTRACT OBLIGATIONS • Pay the rent on time • Pay all the utility accounts • Keep the property clean and in good condition 4. Don’t cause a noise nuisance to your neighbours • Report any repairs to the landlord or his agent immediately 6. Hand the property back in the same condition as when you moved in

To comply with Section 11 of the Landlord and Tenant Act 1985 4. To insure his/her fixtures and fittings within the property 5. To protect your deposit under Tenancy Deposit Protection
