While the projects may give a serene environment, these do come at the rate. Complexes or societies have many amenities provided with it. The burden on the pocket, however, is more as well. Advantages and disadvantages of gated communities and standalone buildings Gated communities These provide a serene and secure environment for families with the guards and CCTV cameras. Also, the complexes have backup power, solar powered heating systems, and treated water facilities amongst other important amenities. Well-built communities may also get the much-needed boost. This basically helps people to meet like-minded people, by building interpersonal relationships. The major disadvantage of the gated community is the price factor. Facilities like gymnasium, swimming pool, sports fields, health centers, come at a premium and adds the living cost. Some of the gated communities are generally situated away from the business centers to give a peaceful environment. Thus, commuting may actually become difficult. Meticulous security checks in the gated communities may irritate people who come to visit the inhabitants. depending on security type, one has to deal with the keypads, security cards, security guards and opening or closing of gates, etc., which actually may delay the free movement as well as hassle people. The difference in prices and rentals between standalone buildings and gated communities An apartment in a standalone building is more economical as well as affordable, as compared to the gated communities as common facilities and amenities are much smaller or the non-existent. Property rates in the gated community tend to be much higher by 10-40% in comparison to the standalone building is more especially in terms of the promised and delivery amenities. When it comes to the rentals, the tenants who are bachelors have limited financial resources, preferring standalone buildings. The standalone buildings are cheaper and located in the city with well-established infrastructure such as hospitals, banks, schools, markets, etc., nearby. For instance, in the city like Navi Mumbai, the rentals in areas such as Vashi will be between Rs 10,000 to Rs 12,000 for 1 BHK in the standalone building whereas it will cost somewhat 15,000 to 20,000 in a gated community or township.
