What is “Constructability”?

What is “Constructability”?. The extent to which a design of a facility provides for ease of construction yet meets the overall requirements of that facility. Brehm’s Definition of “Constructability”. “Doing for fifty cents what any damn fool can do for a dollar”. Design + $$$ = Solution.

  1. What is “Constructability”? The extent to which a design of a facility provides for ease of construction yet meets the overall requirements of that facility

  2. Brehm’s Definition of “Constructability” “Doing for fifty cents what any damn fool can do for a dollar”

  3. Design+ $$$ = Solution

  4. CHALLENGE Getting the designers and constructors from diverse cultural backgrounds and different goals to work together effectively

  5. ALL ABOUT ATTITUDE! It is an attitude that must prevail through: • Conceptual planning • Design and procurement • Field operations

  6. Direct Benefits • Construction planning is made easier • Both design and construction costs can be reduced • The construction schedule may be shortened • Better quality can be required and expected • Earlier owner occupation

  7. Indirect Benefits • Building a collaborative team committed to project goals • Cross discipline training • Transfer of expertise from other projects • Constructors better understand design intent, and vice versa • Increased innovation in both design and construction • Competitive advantage

  8. General Constructability Checklist • Provide work areas when practical • Verify utility locations • Assure utility construction coordination with other Agencies • Are pay items in the bid tabulation covered by the specs? • Is all of the required work covered by pay items?

  9. General Constructability Checklist • Provide access to work areas • Consider access for routine maintenance in design • Consider construction methods that “drive” the design • Is weather a factor? • Are materials available?

  10. General Constructability Checklist • Keep design simple and flexible • Standardize design elements • Do specifications allow work efficiency? • Are specifications clear, and conform with current practices? • Check local Agency requirements for environmental issues.

  11. General Constructability Checklist • Which material is more economical? • Consider material type available during staged construction. • Can access be constructed to remote locations? • Minimize restricted areas that eliminate normal equipment use • Minimize low production or hand work areas

  12. General Constructability Checklist • Do Special Provisions fit the job? • Strive for simplicity in design • Minimize architectural details • Consider working areas needs around structures • Check for overhead utility conflicts

  13. General Constructability Checklist • Consider access to structure site • Can traffic conflicts be reduced? • Are work zones large enough for equipment access? • Can emergency vehicles travel thru without delays?
