  6. For Sale by Owner • Record number will hit the market • They do not have strong Realtor or Lender relationships • They need help • Lenders do not pose a threat to them • You need a multi-pronged marketing approach

  8. FSBO- Step 2 • Get them into an Autoresponder • We suggest iContact.com or ConstantContact.com • Develop simple drip email campaign and send them something twice a week or until they opt out • Drive home your Value Proposition

FSBO Step 3 • The Value Proposition is simple • Offer a sign rider with a 1-800 number • The 800 number will play a recorded description of the home. • Buyer can request flyer by pushing #1 • Buyer can speak live to seller by pushing #2 • Buyer can speak live to you, the lender by pushing #3 • Buyer cannot look at home until pre-qualed (this greatly protects the seller) • Create flyers for Seller • Create web page for Sellers property

  10. FSBO- Step 3 (continued) • Hire a Telemarketing Firm to follow up on all of your emails • Short on money? Make the calls yourself OR hire some college students for $10.00 per hour • Make sure your call is well scripted and includes all of your value proposition

  12. FSBO- Step 5 • Create the Flyers for the home • You should be the contact person if the buyer has questions…you want to build a relationship and get the loan! • Create financing alternative flyers • Put them into the 1-800 system (simple to do)

  13. FSBO- Step 6 • Create a low cost or free web page of their listing. This can be done for free with FSBOTRAC https://www.realtoolstech.com/index.php?page_id=54 • We can recommend a service that will build the page AND launch it to the search engines • You will be the contact person on the web page…this will create even more buyer leads for. • Convince the seller to market their home on one of the many FSBO sites

  14. FSBO- Step 7 • Get the ad placed in the open house section of the local newspaper • Help the seller write a simple two line ad that has your 1-800 number in the ad • The more the seller markets their home, the better chance they have to sell it AND the more leads you will get

  15. FSBO- Step 8 • Go out and start meeting some Realtors • You are about to become a GREAT referral source from all the buyers that come your way • Most sellers will not succeed in selling their home by owner • If you follow through, they will look to you to refer them a Realtor
