UNDERWRITING METHODOLOGY • Stated Income Stated Asset (SISA):Personal income and assets are stated on personal financial statement but not verified through traditional underwriting of guarantor and collateral. The credit decision is based upon the guarantor’s personal credit score (FICO) and property DSCR at a minimum 1.1 coverage. • Full Documentation:Hybrid of traditional collateral DSCR underwrite and residential underwrite, i.e. guarantors personal Debt to Income and personal credit score (FICO). Credit will be approved based on collateral DSCR and guarantor DTI. Minimum DSCR required based on collateral type. • Bank Portfolio Product ($100K-$10MM):Traditional collateral DSCR underwrite. Offered on both Investment and Owner Occupied properties. Minimum DSCR required based on collateral type.

STATED INCOME/ STATED ASSET • Loan Amount: $100,000 and up • Use of Funds: Purchases, Refinances: Rate & Term or Cash Out 1st Mortgages • CLTV: Up to 90% • Term: 15, 20 and 30 year terms. • Credit: Mid scores 600 and higher, depending on property • Closing: up to 6 weeks • Interest Rate: A wide variety of Fixed and Variable rates • Other Details: Pre-payment penalties do apply. All loans are first mortgages and full recourse.
