  6. IUE Allows Building Managers To • Monitor Consumption ofEnergy Consuming Devices & Meters • Aggregate Data for Buildings, Portfolios, Divisions, etc. • Correlate Consumption Data with Energy Prices, Occupancy, Current Internal and External Environmental Conditions and Real-Time Satellite Weather Forecasts • Continuously “Learn” Device Consumption Patterns and Their Reactions to Change • Forecast Usage & Execute Smart Conservation Strategies • Intelligently Control Devices • Optimize EquipmentSettings • Demonstrate, Report & Account for Results in Real Time

  7. IUE Technology Enhances Building Automation Systems

  8. Web-Based EMCS Figure 3.5 Web-Based Energy Monitoring and Control Systems (LBNL)

  9. Network Prediction and Agent Control

  10. Connecting to IUE • IUE Connects Existing Building Automation Systems (BAS) to the Internet • If No BAS Exists, Equipment is Connected Directly Via WebGen’s Wireless Connectivity Solution • Building Equipment & Meters are Mapped to WebGen’s IUE Servers • Data Exchange Begins, Real-Time Monitoring & Control Signals are Sent Via Secure Internet Connection

  11. Logging In Access system through any standard Web browser with password-protected, encrypted log-in.

  12. Consumption Analysis Detailed Analysis of Consumption kWh consumption over time Cyclical kw demand Selectable From and To Dates

  13. Actions Taken

  14. Savings Detail Detailed Savings

  15. Daily Savings by Agent Strategy

  16. System Benefits • Tenant/Guest/Employee Satisfaction & Security • Increases Perceived Valueand Reduces Costs • Provides Consistent Comfort(space temp, air quality) • Heightens Safety(chemical and substance “sniffer” options) • Stakeholder/Management Bottom Line • Reduces Energy Costs • Eliminates Uncertaintyof Energy Price & Capacity • Leads in Conservation & Technology • Increased Asset Value • Lowers Costs--Delivers Higher Capitalized Value

  17. WebGen’s Value to Customers A Summary WebGen Combines Talented & Experienced Technical Experts with Cutting-Edge Technology To: • Quickly Reduce Energy Consumption • Automatically Maintain “Best Practices” • Provide Energy Bill Audits • Provide Alerts When Additional “Tuning” Needed • Correlate Actions Taken with Dollars Saved • Provide Real-Time Reporting • Provide Detailed Analysis of Results • Account for Capacity & Energy Revenues

  18. Bank of America Energy Curtailment For The California Energy Commission June 27, 2002

  19. California Energy Commission Pilot Test • On June 27, 2002, WebGen Systems Intelligent Use of Energy product curtailed 2 Megawatts of power, in 78 Bank of America properties, within the state of California. • The total load of the 78 properties was approximately 9 Megawatts • The time duration was four hours. The test commenced at 2:00 PM, and completed at 6:00 PM, PDST • The following slides display the demand trends for Northern & Southern California, and the aggregate for the pilot test.

  20. Financials and Payback Full IUE™ System Cost Summary • Net Reduction in Energy Spend • 10 -15% after payment of all fees, shared savings & revenues • One-Time Installation Cost • $.04 - $.25 per gross sq ft (higher in small buildings) • Annual Maintenance Fee • $.09 per gross square foot • WebGen Share of Energy Savings • 25% of reduction below baseline energy spend • WebGen Share of Capacity & Energy Sold • 50% of all new ‘demand responsiveness’ revenues generated

  21. Financials and PaybackSavings & Revenues( $ Per Square Foot) Annual Energy Savings on $2.50 energy spend* $0.44 • 10.0% Permanent Load Reduction $0.25 • 7.5% Peak Load Avoidance & Diversification $0.19 Annual Capacity & Energy Revenues** $0.17 • Capacity (.75 W/sq.ft. @ $0.08/W) $0.06 • Energy (.75 W/sq.ft. @ $0.15/kWh) $0.11 Total Annual Savings & Revenues $0.61 *Assumes constant baseline data. Any changes in weather patterns, building occupancy, plug load, lighting load, capital projects will impact savings. *WebGen does not participate in savings resulting from reduced maintenance, lower staff costs, energy-efficient capital projects, etc.. **Where applicable, assumes sale of Capacity @ $80,000/MWY and Energy @ $500/MWH (300 hours)

  22. Financials and Payback Savings & Revenues( $ Per Square Foot) Total Annual Savings & Incremental Revenues $0.610 Less: WebGen Maintenance Fee @ $.09/sq. ft. $0.090 Available for Distribution $0.520 WebGen Share of Energy Savings @ 25% of $.44 $0.110 WebGen Share of Revenues @ 50% of $.17 $0.085 Total Customer Share of Savings & Revenues $0.325 Annual Net Savings to Customer $0.325 Total Customer Energy Cost Reduction = 13.0% Customer Payback on Invested Capital* +/-12 months Minimum Energy Savings to Break Even = 4.7% • *Assumes $.08/ sq. ft. installation cost, amortized over 3 years, and no mitigating ISO funds are available.

  23. Financials and PaybackMarket Cap Impact Decreased Operating Costs can have a significant impact on the market value of the Asset Example: Energy Spend/Sq. Ft. $2.50 Savings & Revenue/Sq. Ft. $0.32 7.5 mm Sq. Ft. portfolio X $0.32 $2.4 million After-Tax Impact @40% tax rate $1.4 million Increase in Earnings ($34 to $35.4) 4 % Price-Earnings Ratio 10 X Market Cap Impact $14.0 million
