Who was Champ Hodgens? • Champ Hodgens, a KI BOIS board member for 25 years, was active in community services in Pittsburg, Latimer, Haskell and LeFlore Counties. • KI BOIS Community Action Foundation, Inc. built senior living apartments in Hartshorne and named them the Champ Hodgens Estates, Inc., in memory of this great community leader.

  3. Built in 2008, the Champ Hodgens Estates are currently accepting applications for rentals. • With a total of 18 units, in the form of duplexes, each duplex has a nice front porch. • Front door parking for each apartment. • The apartments are brick with cheery yellow and white trim. • The apartments are all one bedroom and total electric. • Water/sewer/trash pickup is provided.

  4. These senior living apartments have very nice kitchens. • Kitchens are well equipped with ample cabinets and countertop space. • There is a window above the kitchen sink overlooking the property. • The apartments include a new refrigerator, cook stove and a vent-a-hood.

  5. Flooring is easy to maintain. • There is linoleum in the apartment entry way, kitchen and bathroom. • Carpeting is in the bedroom and living room.

  6. The bathroom WOW factor! • There is a roomy linen closet with abundant shelving. • The walk-in shower includes grab bars and a comfortable built-in seat. • The sink and vanity have a well-lit medicine/mirror cabinet.

  7. Three emergency pull cords. • Emergency pull-cords are located in the bathroom, living room and bedroom. • There is a light on the front of each apartment that flashes when the emergency cord is pulled. • A loud siren goes off and your neighbors in the apartment community can call 911 for assistance.

  8. Apartment Driveway • The driveway is one way in and one way out. • Drive-thru traffic is eliminated, making for a quiet apartment community.

  9. Community Room Building • The Community Room includes a kitchen, dining area, activity area and living room area. • Residents can schedule reunions and family gatherings at the community room.

  10. Laundry Room • The Community Room building also includes a laundry room that has washers/dryers that do not cost the residents any money to use. • Residents provide their own soaps/products.

  11. Safe Room • The Community Room building has a large safe room to use in case of storms or tornadoes. • Residents have access to this safe room 24 hours a day, 7 days a week.

  12. Mail Boxes • Locked mail boxes are located in front of the Community Room building. • Stamps can be ordered and delivered to mail boxes with next day delivery.

  13. Activities • Scheduled activities for the residents held in the Community Room include: • Bingo with fun prizes • Ice cream socials • Puzzles • Reading areas

  14. Even more . . . • There is 540 square feet of living space in the apartments. • Maintenance and mowing is provided at no charge to residents. • Once a week, residents can ride the KATS bus, for a minimal fee, to different businesses in Hartshorne.

  15. Eligibility Requirements • Applicants must meet the requirement guidelines of being 62 years of age or older. • Monthly gross income limits for 1 person cannot exceed $1,416.66 and monthly income limits for 2 people cannot exceed $1,616.66. • If an applicant is age and income eligible, then we look at their income and qualifying out-of-pocket medical expenses, to determine their portion of the rent.

  16. Affordable Rent • For one person in the household, with a monthly income of $600, the rent would be $115. • With a monthly income of $1,000, the rent would be $235. • These amounts do not factor in assets or justifiable medical deductions. • If you want to call me and discuss your household income, I can give you an estimate as to your approximate amount of rent.
