  1. The key to success? Using BIM to achieve zero emissionsIntegrating LCC-analysis and Carbon Footprint accountingA virtual project“The Statsbygg approach”TWN, Washington; september 18. - 21. 2011ØivindChristoffersen

  2. Background • LCC-analyse is an economic method that collocates investment with future expenses for management, operation, maintenance and development (www.lccweb.no, a tool developed by Statsbygg and Forsvarsbygg) • Carbon Footprint Account makes it possible to calculate life cycle-based GHG-emissions for buildings (www.klimagassregnskap.no , atool developed by Statsbygg) • It is now a legal requirement in Norway that Life Cycle Costs and environmental consequences must be considered when planning public procurements. Capital cost Net present value Annualcost Design and construction Energy use in operation Yearly MOM Lifetime Transport in operation Materials production

  3. Four main principles of the “Statsbygg approach” 1.Total economy and environmental impact 2. Combined with our project model 3. Alternative analyses E regionskontor PE ED PL 4. Cooperation across professions FV EF FK FØ Kunde FE U FB FA Oppdragsgiver Strategisk stab IKT

  4. 2 Combined with the project model Initial phase Pre-project Planning phase Construction Operation Choice of concept Alternative analyses Documentation and updating Rough LCC – calculation CO2 - calculation Detailed LCC- calculation CO2 - calculation Detailed LCC- & CO2-documentation As-built and 2 years update LCC & CO2 Empirical data Calculations Real numbers

  5. Example – alternative analysis Minimum requirements Passive house ZEHB

  6. Example – alternative analyses Real pre-project, butslightlyfictitiousnumbers. *in this pre-project CO2 wascalculatedonly from energy use for heating, ventilation and cooling in theuse-phase

  7. A virtual project for zero-energy-buildings Virtually zero and entirely green • A ‘virtual project’: To project a nearly zero-energy building, in order to gain experiences before actually building. • A practical exercise for the partners involved • Cooperation in focus; with the industry and stakeholders. • Involving and engaging the users of the ‘building’ as early as possible. • Providing a good web site: concrete illustration of the building and its energy and environmental footprint. • The ‘building’ to gradually emerge – ‘physically’ – on the web site.

  8. Objectives of the project • Provide a knowledge base in order to actually build a Nearly zero-emission building before 2018,by focusing on: • An innovative concept together with industrial partners (across sectors) and stakeholders • Cooperation, involvement and transferability • Tools like BIM, GIS, LCC, Carbon accounting • Open, accessible info. during the whole project • Localisation and land-use (local authorities) • Renewable energy supply • Potential exchange with the grid. • Energy metering and management; implementing advanced tools and engaging the users of the building. • Coherent focus on complete environmental footprint.
