  1. LIHI has been providing homes and services for Puget Sound’s neediest citizens since 1991. In 2002, LIHI made the commitment to develop all new properties in accordance with green building principles.

  2. Low Income Housing Institute: • LIHI is a regional nonprofit housing organization based in Seattle, founded in 1991. • LIHI staff have developed over 3,000 affordable units. • LIHI has completed 320 “green” units, and currently has 230 new green units in development. • LIHI has over 1,500 units of affordable housing under management and/or ownership. • 75% of LIHI housing is reserved for households earning less than 30% of the area median household income.

  3. Denny Park Apartments • 50 units of various sizes for singles to large families. • The first project in the nation funded by Enterprise Green Communities. • Building is designed to maximize the use of natural light, with oversized windows and clerestory windows oriented to the north and south.

  4. Planters located on the courtyard retain all stormwater falling on the site. • The building’s exterior is insulated to retain 20% more heat than is required by code, simply by selecting materials with higher R-values. • Low VOC and low-toxic materials were specified throughout. • Recycled plastic benches and decking is long-lasting and virtually maintenance-free.

  5. Durable 50-year materials with recycled content are used throughout: metal roofing, metal siding, and fiber cement board siding. • Wood-framed portion (5 stories) was constructed in panels off-site and lifted into place, minimizing waste and saving time. • The entire building is non-smoking, ensuring higher air quality.

  6. Denny Park Apartments has won numerous Green awards, including: • “Gold Nugget Award of Merit” from the Pacific Coast Builder's Conference for the Best Affordable Project for 30 dwelling units or more per acre; • “Charles A. Edson Honorable Mention” for tax credit excellence from the Affordable Housing Tax Credit Coalition; • Excellence in Construction Award from the Associated Builders and Contractors; • The 2007 Master Builder’s Association Built Green Hammer Award for Multi-Family High Rise (over 5 stories).

  7. Cabrini First Hill Apartments • 50 units for low-income seniors developed by LIHI with the Missionary Sisters of the Sacred Heart. • Financed with HUD 202 funds and 9% Low Income Housing Tax Credits. • Built with maximum use of daylight including orientation of interior and exterior spaces and the provision of enclosed sun space. • No smoking allowed in building.

  8. Extremely durable materials used for door and cabinet hardware, flooring, door & window trim and finishes. • Ventilation system runs continuously, 24 hours a day. • Low VOC and low-toxic materials were specified throughout. • All kitchens and bathroom use low-flow water fixtures and equipment. • All apartments and common areas use energy efficient lighting and motion detection controls.

Project was built with reduced and sustainable materials using a high percentage of recycled content such as high fly ash content concrete in foundations, flat work, wall systems, and finish floors. • All building materials discarded during construction were recycled to the greatest extent possible.

  10. Cascade Senior Apartments • 50 units of affordable housing for low income seniorslocated in the S. Lake Union neighborhood of Seattle. • Project includes a landscaped roof-top terrace with a vegetable garden for use by residents.

Copper Lantern Homes • 33 affordable homeownership units in Kenmore. • The site includes a stormwater infiltration system which allows surface water to be treated on-site and infiltrated back into the soils. • We will preserve 12 Douglas Firs around the construction and plant 25 new trees, all drought tolerant and need minimum maintenance.

  13. All kitchen and bathroom fixtures and appliances meet minimum low-flow specifications. All exhaust fans, range hoods and dryer vents vent directly outdoors to control moisture and air contaminants. • Each unit will be equipped with an EnergyStar rated refrigerator and EnergyStar rated appliances. • Recently awarded Enterprise Green Communities funding.

  14. Lake City Court • 75 new units for homeless vets and singles in North Seattle • The first floor will be occupied by the North Helpline foodbank and the RotoCare medical clinic. • The new building will be energy-efficient and environmentally friendly.
