    2. Engineering & Architectural Study Who is IEFM ? What other school districts have we done work for? What services have we provided to the Monmouth-Roseville School District in the past? IEFM is a Consulting Engineering firm, located in Coal Valley, Illinois, providing Mechanical (including Plumbing, HVAC, and Sprinkler systems) and Electrical engineering services to our clients. We have provided engineering services to several other school districts including Abingdon, Canton, Davenport, Fieldcrest, Galesburg, Germantown Hills, Havana, Kewanee, Mercer County, Metamora, North Scott, Peoria, Rockridge, United Township, West Central, and Williamsfield. We provided engineering services for the High School Auditorium Air Conditioning Replacement, Fire Alarm System at the Roseville Elementary School. IEFM is a Consulting Engineering firm, located in Coal Valley, Illinois, providing Mechanical (including Plumbing, HVAC, and Sprinkler systems) and Electrical engineering services to our clients. Bracke Hayes Miller Mahon, Architects LLP is an Architectural Firm located in Moline, Illinois that provides Architectural Design, Space Planning, Interior Design, and related services to many area School Districts including Monmouth-Roseville, Davenport, Rock Falls Elementary, Prophetstown-Lyndon-Tampico, North Scott and Erie. We have worked with the Monmouth-Roseville CUSD No. 238 for many years and have enjoyed the relationship. Bracke Hayes Miller Mahon, Architects LLP is an Architectural Firm located in Moline, Illinois that provides Architectural Design, Space Planning, Interior Design, and related services to many area School Districts including Monmouth-Roseville, Davenport, Rock Falls Elementary, Prophetstown-Lyndon-Tampico, North Scott and Erie. Walk-through Observation Queried maintenance personnel Review of past repair and maintenance work Preparation of costs estimates The study was performed by conducting a walk through of each of the five buildings by both IEFM and BHMM. The General condition of equipment and building construction was noted. We did not perform any testing or disassembling of equipment Discussions with maintenance personnel took place to determine their experiences with the equipment and general building maintenance procedures. A review of past repair and maintenance work accomplished by the District. Costs estimates were then prepared for items identified as likely requiring maintenance and/or repair utilizing our past experiences and generally accepted costing procedures.     6. Likely major maintenance and repair costs for the 1-5 year period ranges from ~ $650,000 at Willits to $2.4M at Central. Cost for the 6-10 year period ranges from ~$960,000 at Harding to $2.3M at Central Total costs for the 1-10 year period ranges from ~$2M at Willits to $4.8M at Central Point that I would like to emphasize is that these numbers are based on our observations, age of equipment and its expected life, and that much of the equipment has already exceeded its expected life (due to being well maintained) Likely major maintenance and repair costs for the 1-5 year period ranges from ~ $650,000 at Willits to $2.4M at Central. Cost for the 6-10 year period ranges from ~$960,000 at Harding to $2.3M at Central Total costs for the 1-10 year period ranges from ~$2M at Willits to $4.8M at Central Point that I would like to emphasize is that these numbers are based on our observations, age of equipment and its expected life, and that much of the equipment has already exceeded its expected life (due to being well maintained)

    10. Engineering & Architectural Study CLASSROOM SIZES Large Classrooms Typically over 800 SF. May meet current State of Illinois recommended guidance for classroom size of 900 SF and larger. Pre-K, kindergarten and 1st grade classrooms are State of Illinois recommended guidance for classroom size of 1,000 SF. Bracke-Hayes-Miller-Mahon, Architects, LLP recommends a typical classroom of approximately 765 SF for 24-28 students and lower grade classrooms of 1,000 SF. Medium Classrooms Meets old State of Illinois recommended minimum classroom size of 750 SF net usable space. Classrooms in the range of 750 SF to 800 SF. Small Classrooms Classrooms typically smaller than 750 SF. NOTES Larger classrooms can provide a better learning environment by allowing for more activities and a less-crowded feeling in the rooms. Code requirements restrict pre-K, kindergarten, and first grade classrooms to the first floor of a building. Classroom size directly affects construction costs, maintenance costs, and operations costs.

    14. Engineering & Architectural Study Conclusions The buildings have been well maintained. The facilities are generally of an older age and have not uniformly been updated.
