The 5 Most Common Commercial Garage Door Repairs Commercial garage doors are built to withstand far more abuse and use than their residential counterparts, but sometimes things can and do go wrong. Here are the top five most common commercial garage door repairs and what you can do to prevent or solve them. #1 – The Cables are Damaged Not all commercial garage doors have cables, but among those that do, this is a common repair. Some doors utilize extension springs to allow doors to open and close, and the purpose of the cable in these systems is to prevent a broken spring from flying away from the garage door and causing an injury. Torsion cables help to keep the door on its track and prevent crashes. Each of these cables is built to last, but they can fray, become loose, or even break. Be sure to check them regularly. #2 – The Rollers are Damaged Garage door rollers get a lot of use, especially in commercial and industrial settings. The more they are used, the faster they wear out, especially if dirt and debris find their way into the tracks. Keeping the tracks clean can prevent damage to rollers, but everyday wear and tear simply cannot be prevented. Regular maintenance will catch it early and prevent any kind of downtime associated to damaged rollers. #3 – Alignment Issues Accidents are just human nature, no matter how much we try to prevent them. Sometimes, accidents can cause alignment issues, and if they are bad enough, it can even damage the tracks themselves. Look for bent metal in the areas where the tracks align and be sure to check for a significant gap between the rails and rollers. In almost every case, it is possible to repair or replace only the damaged panel that has bent inward or outward depending on the nature of the accident. #5 – Damaged Springs Torsion springs are designed to move the garage door up and down safely, and while they are also designed to last a very long time, they can and do wear out or break from time to time. If the torsion spring breaks, the door will not lift manually. You can check for a broken spring yourself as it is typically easy to see but replacing these springs should be left to the professionals.
