Commercial Properties Database • Why have a database • 67% of Site Selectors use Internet in Site Location Searches (Developers Counsellors International, Winning Strategies Report, 2008) • 78% of companies performing a site search begin by looking for an existing facility (Area Development Magazine – Annual Survey)

  3. Commercial Properties Database • It is great to have an existing building • know your product –package it –market it effectively. • Must be zoned correctly • Building must be in good condition • Utilities (Main size and capacity) • Transportation • Price • Good color photo

  4. Commercial Properties Database Of the 78% of companies looking for an existing building, only about 1 in 4 find one that suits their needs so you must also have a great site

Commercial Properties Database • Have your site “Ready-to-Go” • Site is actually available – now • Phase I Environmental complete • Site can be developed cost effectively (Geotechnical, Topography) • Utilities are at the site, or there is a plan, schedule & budget to do so (who is going to pay for it). • Zoned or compatible surrounding land use

  6. Commercial Properties Database • Not to be listed: • No Existing Business – The building can be listed, yet the business entity can not. • No Residential– Exception: if the property is zoned commercial and the majority of the property is used for commercial activity.
