Golden Sands Planning and Design Construction Operations Future Developments Good morning ## During the various stages of the Golden Sands project consideration was given to the Environment in its broad sense. During this presentation I will try to highlight as many elements that were considered as possible. However I will focus on energy saving measures, One has to keep in mind that in Malta every 1 MWHr of electrical energy generated will result in 1 Ton of CO2e being pumped into the atmosphere and today everyone knows what damage this gas is doing. ## Good morning ## During the various stages of the Golden Sands project consideration was given to the Environment in its broad sense. During this presentation I will try to highlight as many elements that were considered as possible. However I will focus on energy saving measures, One has to keep in mind that in Malta every 1 MWHr of electrical energy generated will result in 1 Ton of CO2e being pumped into the atmosphere and today everyone knows what damage this gas is doing. ##

During the Planning and Design stage, the environment was one of the top most items on the agenda. ## Most decisions taken at this stage have a long term effect on the environment and so are of paramount importance. Criteria that are worth mentioning are: The choice of site. When deciding about the location of where to build this resort, besides the usual criteria such as Accessibility * Being next to a beach *Views ## Another constraint that was imposed was - that no virgin arable land would be used. Land in Malta is very limited, 35% arable, 10% irrigated. One can note from picture – almost semi desert. The choice fell on a site where a 35 year old, almost derelict hotel lay. ## Unfortunately the old hotel had to be demolished. At the time Imploding the old building was considered as it offered a number of advantages; but to refrain from damaging the environment, it was decided to demolish slowly using more traditional methods. It was decided that during this process where possible any items would be R & R. Materials that were Recycled. Cast Iron, steel, glass, aluminum Reused Carpets, furniture, soil, rock ## Other criteria that were observed were: Site contours were respected Three separate blocks.     26. Architectural Large Balconies ## Most of the balconies at Golden Sands are larger than normal. These not only offer the opportunity to our guests to enjoy the fantastic sea views on the South side and country views on the North side; but especially on the South side they shade the walls and balcony doors. ## The white rectangular frames add character to the building and help the building blend with the environment; they also complement the balconies in adding shade on to the South facing walls. ## On south facing elevations that have large doors or windows and that are not protected from direct sunlight by balconies, aluminium shades were fabricated and installed, and are still being installed. Large doors and windows not only allow people to enjoy the external views from inside; but they also reduce the need for artificial lighting during the day time. ## All roofs were insulated with 30mm extruded polystyrene foam boards. These are light (3% by vol is solid, density 32kg/m3),and strong 357kPa, but more important they have a thermal conductivity of 0.026 W/mK. Water absorption is 0.3% by vol on immersion and water vapour permeability is 1ng/Pa s m. The link blocks were treated with a thicker material. ## Walls were treated with GR 1000 bedding mortar mica powder, Graffiato silica / quartz granules. This is a flexible insulating material. Colour. ## Double glazing 5mm tk glass with a 14mm argon filled gap. U for single glazing 12mm tk is 4.8 W/m2K, Air filled 2.3, Argon Filled only 1.9W/m2K ## Tinted glass, soft coating reduces radiation emissivities from 0.2 to 0.1 ## ## Most of the balconies at Golden Sands are larger than normal. Refrigerant flow is varied by an inverter controlled variable speed compressor and by having multiple compressors. One outdoor unit controls a maximum of 16 indoor units. This offers flexibility in terms of operating optimally according to the air conditioning needs The refrigerant used, (410A) besides being environmentally friendly is also very efficient as a cooling / heating medium. COPs of 3.5 Energy Efficiency Ratio (EER) of 10.2. Cooling or heating is direct, not like the more conventional systems where, the refrigerant cools the water and then the water cools the air. In the Indoor units the expansion valve is electronically controlled and uses fuzzy logic. This slide illustrates some of the measures that were taken during construction in order to minimise the detrimental effects of the construction processes on the environment. ## Contractors were obliged to use stone cutting machines that incorporate Vacuum pumps to limit dust and air pollution. ## Building site was regularly dampened with water in order to limit dust emissions Into immediate countryside. ## A shallow sump with continuous re circulating water and side jets was positioned just at exit of property in order to minimise soiling away of the roadways with mud trails from heavy vehicles leaving the property. ## It also shows some trees and shrubs that were planted during this stage. To mention a few, Minibus service is provided FOC to all employees to discourage the use of own private car, thus reducing emissions. Annual events such as cultural evenings, sports day, sports tournaments, and talent evenings are regularly organized for employees and guests. Excess water is donated to the Parks Department FOC. ## A number of current management operations, directed by the Rezidor Responsible Business Directorate and the GSR Executive Team and initiated by the “Golden Sands Green Team” and SASCO are directed at sustaining the environment. Operations: The size of this 5 star property, with 4 blocks, 337 apartments, 12 conference rooms, 3 restaurants, 5 bars, a minimarket, a spa complex, 3 pools, and 5 kitchens make it quite difficult to monitor and control the energy and water consumptions. The BMS facilitates this. Over 6000 sensors continuously send signals to a central computer system, where the readings are stored and analysed. The system generates a number of outputs, that can either control directly a piece of equipment (light bulb, boiler burner, pump ….), or it generates alarms that are either signalled immediately or they can be viewed when polled manually.     33. Water To turn semi desert land into an oasis you need water and at Golden Sands we have ROs with a capacity to produce 360 m3 /day of high quality potable water. What is more, black sewage water is treated and we have a capacity to treat 280m3 of sewage per day. This water is used for irrigation and for flushing water cisterns. We have three second class water reservoirs with a capacity of 3100m3. These three reservoirs are supplied from rainwater catchment areas and from the Sewage Treatment Plant. We have a reserve of 1200m3 of first class water and a small settling reservoir for sea water, before this is pumped into the RO plant. Producing water on site not only reduces the pumping energy require; but since the plants at GS are more efficient than those currently used by the local water authorities, it is estimated that this on its own reduces the CO2e by 50 Tons per year. The STP requires about 1 kWHr of electrical energy to produce 1 Ton of second class water. As a result of this plant about 30,000 Tons of waste water is recycled and whilst embellishing the landscape; we also ensure that sea pollution is reduced. ## To turn semi desert land into an oasis you need water and at Golden Sands we have ROs with a capacity to produce 360 m3 /day of high quality potable water. We have signed an agreement with third parties to construct an experimental plant that will a utilise membrane technology to process waste water. We are continually installing energy saving devices, such as low wattage lamps, proximity sensors. We have established contacts with a a local NGO Fondazzjoni Wirt A, that has the necessary expertise to help us promote cultural heritage that exists in thhe vicinity. Golden Sands will be participating, together with the Maltese Government and a number of NGOs in the creation of North West Nature and History Park . This will cover 2.6 sq. Km of land that is adjacent to our property and which contains rare flora and fauna. This project will ensure that natural, historical and man made monuments and vernacular heritage are protected from vandalism and creeping encroachment from development.     37. The area includes a wide variety of endemic and/or threatened species and habitats, including: Rdum and maritime habitats with the endemic Maltese Rock-Centaury. Clay slopes, with the rare Fagonia. Garigue communities , based upon Mediterranean Thyme and various orchids. Rock pools, with many species, most of which are endemic or of restricted Mediterranean distribution.
