  3. Pervious Parking

  4. Why Landscape Parking Lots? • Helps alleviate the amount of heat a parking lot gives off “heat islands” • Can go hand in hand with drainage, the more pervious areas= the less drainage structures that may need to be built • Visual buffers • Traffic calming

  5. Different Locations for Landscaping Can also act as drainage swale if at proper elevation

  6. Landscaping on Perimeter Only

  7. Example of Change

  8. Different Strategies for Landscaping

  9. Landscaped Parking Lots

  11. Why encourage parking to side and rear? • Allows the building to get the attention as opposed to a parking lot • Smaller curbcut = • traffic has designated areas to access parking lot • More easily allows for sidewalks and pedestrian access

  12. Parking on the Side of the Building

  13. Parking shown to front and side of buildings, landscaping acts as buffer

  14. Parking Spaces Layout Not Ideal: Pedestrians than need to walk through parking spaces Ideal: Creates more of a walkway for pedestrians

  16. Pro: • Parking to side and rear of building • Landscaping in front • Sidewalks • Small curbcuts • Lines well delineated • Angled parking

  17. Pro: • Parking to the side of building • Lines are visible

  18. Pro: • Delineated curbcuts • Some landscaping • Con: • -Parking mainly in front of building • -Traffic flow confusing • -Difficult to see lines

  19. Pro: • Parking to the side and back, • not in front of building • Flow in parking lot • Con: • -No lines since material is dirt

  20. Pro: • Parking to side and back of building • Lines well delineated • Con: • -Open curbcut • -No landscaping

  21. Pro: • Curbcuts delineated • Lines well maintained • Con: • -Parking all in front

  22. Pro: • Most parking to rear and side • Well delineated lines • Small curbcuts with landscaping • in front • Con: • -No designated areas for • pedestrians

  23. Pro: • Landscape buffer in front • Landscaping within the • parking lot • Small curbcuts • Well delineated lines

  24. Pro: • Parking to the side and • back of building • Landscape buffer from • street to building • Lines well delineated • Good traffic flow • Con: • -Sidewalk access would be • beneficial

  25. Pro: • Landscape buffering from street • Parking to side of building • Small curbcut • Con: • -Lines need to be better delineated • -Sidewalk would be beneficial

  26. Next Steps • Questions? Comments? • What are we looking for in a bylaw?
