  2. Lease Agreement • Terms of Agreement: Five years • Cost: $30 per square foot per month • Triple down - Includes: rent, utilities and insurance • Negotiate a better deal for tenant improvements - Cost: $25 per square foot per month

  3. Build Out Costs • Overhaul of existing space: $80 per linear foot • Major Tenant Improvements: Solar Panel Integration to reduce utility costs and help make strides toward producing a green environment • Seek out government subsidies to help with costs

  4. Financing • Investors: Suzanne, Jen, Crystal and Malcolm each invest $100,000 • Total Sum of Investors $400,000 • Debt through Line of Credit or Small Business Loan

  5. Limit Liability • Hire a consultant to assist with starting our new business and reduce risks • Hire an attorney to review lease agreements, financial contracts, and licensing in order to reduce risks
