  1. June 8, 2017 Important Benefits of Hiring a Real Estate Agent When Looking for a House SSS Are you confident you can take on the task of finding the perfect house when you need it? Many people think finding a house to move into is as simple as going online and picking out property from available listings. What they don’t usually realize is that the process is a lot more complicated than that. This is why it’s important to seek the help of a professional real estate agent. As professionals in the industry, they would be in the best position to help you through all the procedures and requirements. Here are some of the more important benefits you should take advantage of by working closely with a real estate agent. Page | 1

  2. Access to Property Options While those public listings are definitely helpful, it doesn’t always show all the options available. Sometimes what makes it so difficult to find the perfect property is that you’re provided with a very limited set of options, as presented in the listings. There are properties the seller has chosen not to list because they want to filter the quality of offers they will get. Usually, these properties are known exclusively only to a network of real estate agents. If you’re working with one, therefore, you have a better chance of being privy to this information. Your agent can connect you with the selling agent of an unlisted property that your agent thinks you could be interested in. There are no guarantees, of course, but at the very least you improve your chances of finding the most appropriate property. Price Negotiations While haggling is a good way to lower the price, you should really not do it on your own. Usually, this process is done through the agents of both buyer and seller. The buyer sends their intent to buy and makes an offer, and the seller will either accept or reject. Sometimes even if your offer is less than market value of the property, your agent may be able to help convince the seller to concede. A huge advantage would be if you let your real estate agent set up a thorough inspection of the property with a certified professional. The results of the property inspection may provide the leverage needed to negotiate a price reduction. Contract Signing Don’t be too quick to sign on the dotted line. Always read the fine print--along with everything else in the document, of course--so you can be certain you understand all the stipulations of the sales agreement. Your real estate agent can go over the contract and review it for you. With their expertise and experience, they can easily spot if there is something questionable or unclear with the contract, ensuring that your interests are protected. Page | 2
