  2. Know your buying and selling needs • Most real estate agents are seller's agents, meaning they represent the seller's interests. • If you're buying, ask for a buyer's agent to help ensure you're dealing with someone who has your best interests at heart.

  3. Know your real estate pros • Understand the distinctions between different kinds of real estate professionals. • A real estate agent is someone who has received a real estate license from the state in which he or she operates.

  4. Seek references • Ask for a referral, especially if you are moving to a new city or town. • You will want an agent who understands your needs, is familiar with the area and can best match you with a home.

  5. Meet real estate agents on the job • Drive through neighborhoods where you hope to find a house, and take note of agents' signs. • Go to open houses and talk to the agents representing the homes. It's a good way to get a feel for personalities and to find someone familiar with the area.

Ask questions • . Once you find some agents you like, arrange informal interviews and come prepared with questions. • Examples include: • How long have you been in the business? • How will you communicate with me throughout the process? • What's your track record in the area I'm interested in?
