  1. Importance of Flashing Maintenance One item commonly neglected by most home owners is proper flashing maintenance. It’s not uncommon at all to observe deteriorated flashings and caulking during a home inspection. Flashing maintenance is relatively simple and usually doesn’t cost much money or require much expertise. We suspect many homeowners simply avoid proper flashing maintenance due to the fact that if it’s not leaking they assume they don’t need to worry about it, or that in some cases accessing certain flashings will require a ladder and most home owners would rather not perform this type of maintenance. Identifying Flashing During Home Inspections During a home inspection the inspector may point out flashings that require caulking. This is usually required every five to ten years depending on the quality of caulking used on the flashings. The implications of not performing this maintenance can vary widely, from a simple occasional leak to large leaks that can do some serious damage to the home if left uncorrected.
