  2. If you’re looking to construct a new building for a commercial project, or wish to renovate an existing building, you’re no doubt wondering what type of roofing material you should choose. While budget may be at the top of your list, you’ll also need to think about what industry your business is in, and where it’s situated. To help you make a more informed choice when replacing an existing commercial roof, or having a new one installed, here is a brief guide:

Think about the type of business you’re running If yours is a retail enterprise, for example, you might want to consider having an energy efficient roof made out of Flexion, or TPO (Thermoplastic Polyolefin), while if you’re operating a large warehouse with no requirement for temperature control, you could opt for EPDM (ethylene propylene diene monomer); an affordable roofing solution used by many such buildings. Should yours be a business that uses harsh chemicals, on the other hand, you’ll doubtless require adequate ventilation and an exhaust system, in which case PVC (polyvinyl chloride) might be the most effective choice.

If you’re replacing a roof that’s already there, you may have the option of simply having a new roofing system applied directly on top of the existing one (enabling you to make significant cost and time savings), but it might not be an appropriate choice if PVC has been used in the original roof. You’ll also need to think carefully about vents, air conditioning units and skylights that might have a direct impact upon the application and maintenance of your chosen roofing material.

  5. What’s around your commercial building, and what is the climate like? You’ll need not only to consider the buildings surrounding yours and its overall location, but the climate, too. Maybe your business is situated in a large green, open space, or faces many extremes of weather, such as snow, regular rains or intense sunlight. Metal is a durable roofing material that suits many businesses facing harsh weather conditions for most of the year, as is EPDM, which can easily adapt to temperature fluctuations.

  6. For a building with forests surrounding it or trees close by, you might want to opt for TPO, which is puncture resistant and durable. Whatever roofing material you choose, whether your building is in the middle of nowhere, surrounded by other buildings or right in a wildlife conservancy area, choosing an energy efficient and environmentally friendly material, is always going to be the best choice for a multitude of reasons.

  7. Do you need licensed roofing contractors? For many states, only a licensed roofing contractor will be able to install your new commercial roof, so be sure to check the requirements for your state, before hiring anyone. How long do you plan to remain in the building? For some business owners, the move to a new building may be a temporary one, and investing in a replacement roof, might not make good financial sense. In these instances, a recoating or some minor repairs might be enough to tide you over until you sell it and move elsewhere.

  8. Alternatively, even if you don’t plan to remain in the building for the foreseeable future, a new roof could help you sell it for more in the future, and even help you sell it quicker.
