STRATEGIC IMPORTANCE OF THE TSHWANE INNER CITY • The Tshwane Inner City has strategic significance from a local, national and international point of view • Capital City of South Africa • The Tshwane Inner City is the functional and symbolic heart of the Capital City • The CTMM wishes to elevate the Tshwane Inner City to a suitable position of excellence • The CTMM has embarked on an intensive process of Inner City Regeneration • Formulation of Inner City Development and Regeneration Strategy in 2004 • Foundation for the repositioning and regeneration of the Inner City

  9. DEMOGRAPHICS (2001) • Inner City Zone covers 1464 ha • Population Inner City Zone : 68967 • Population within Primary Focus Area : ±25000 • 51% Female • 13% Unemployed, 66% employed • 60% between the ages of 20 and 40 • ±103 000 job opportunities in the Inner City

PROPERTY MARKET • Tshwane Inner City has lowest vacancy rate among four major metro’s for A-, B- and C-grade offices (8,9%) (SAPOA Mar ‘05) • The Inner City still comprises the largest share of office space in Tshwane (SAPOA Mar ‘05) • Minimum and maximum rental levels in general higher than in Johannesburg CBD (SAPOA Mar ‘05) • Residential development expected to continue • Certain key catalytic developments have or are taking place • Government Investment in Inner City (DPW and the Tshwane Inner City Program)

OBJECTIVES OF SOCIO-ECONOMIC BUILDING BLOCKS • Inner City to be a safe, attractive and convenient place for people to live, work, play and be educated • Providing people with a range of quality housing opportunities in an area known for its high number of employment opportunities • Social integration: Inner City is the embodiment of the spatial and socio-economic transformation in our city • Different groups of people (race, income group, religion etc.) working and living together in the same area
