Design Brief • Confirm what is required • Discuss cost implications and budgets • Discuss what Contact Energy will provide, and what is desirable – Identify the gaps. • Discuss: • What is going to stay, will it be buried, demolished, or left? • What is going to go to the new marae – does it needs restoration, reconditioning? • What are the budgets, what will they cover? • What are the key times for ceremony and blessings? These need to be included in the final programme.

  4. Design • Formal arrangements with Design teams • Clear and agreed design parameters • Design budget • Building • Architect • Civil Design • Earthworks, Access, Internal Roading, Carpark, and Services

Detailed Design • Buildings • Wharenui - Tahumatua • Wharekai • Toilet / Shower / Laundry • Site works • SH Access • Access Road • Carpark • Internal earthworks ( 4 Papakaianga SITES) • Services • Water • Power • Telecommunications • Steam / Gas • Additional • Taonga, memorials, carvings, define requirements • Landscape Design • Consultation: Provide hold points for opportunities through the design for feedback.

  6. Review • Review period is important to go over design details and cost estimates • Ensure budgets are in place • Discuss construction timelines • Discuss construction procurement (contract)

  7. Contract • Contract documents to be written • Tenders advertised and evaluated • Recommendation and acceptance of a successful Tenderer • Discussions with the successful Tenderer to ensure the philosophy of the contract is understood, and the special cultural requirements of the contract. • Clear and strict line of contractual communications • Start consent process (Building and Regional)

Build/Construction • Set budgets, and cost tracking procedures • SH Access • Access Road • Site Works • Landscaping • Building Construction and Finishing • Wharenui • Wharekai • Toilet / Shower / Laundry • Cultural input (i.e. carvings, Tukutuku panels), these may need to be started much earlier (during design)

  9. Commissioning and Relocation • Commissioning new marae • Making sure everything works and is connected • Relocation • Moving everything that needs to be shifted to the new site. • Decommissioning old marae • Making sure the old site is left as it is planned to be – buried, demolished or left to be flooded. • Blessings of the new and old.
