  1. List the Actions Taken by Commercial Landlords You have no right to simply walk into the place and reclaim it without following specific protocols and the law. You have no option left but to adhere to commercial eviction. 1.Request Your Tenant for a Voluntary Surrender The first thing you must give an attempt to repossess your commercial property is pretty straightforward- request your non-paying tenant to vacate the property. While in most cases, the tenant will refuse, if they agree to move out, a voluntary surrender of the commercial property can save both the parties time and money. 2.Keep a Check to See If Tenant Has Left the Property In a few cases of rent non-payment, the reason is that the renter no longer lives there, and they find themselves not liable to send you a payment. Landlords in Chicago can do the following three things to reclaim their commercial property: 1) Ensure that the tenant is behind on rent, 2) You need to present them with proper notice, and

  2. 3) The property must be empty for at least 30 days. Once you are able to establish these points in front of the court, you can take ownership of the property easily. 3.Begin With the Legal Chicago Commercial Eviction Process If your tenant is withholding or denying to pay rent but resides on the property, you will have to initiate the legal commercial eviction procedure in order to repossess your property back. Apart from supplying your tenant with sufficient notice of the eviction, you will necessitate following necessary laws to achieve your goals, so it is most beneficial to hire an attorney to keep yourself within the legal boundaries at all times. 4.Recoup All Damages Once the eviction is finished, you, as a commercial property owner, gain the liberty to recoup any damages incurred resulting from the negligence on the commercial lease. You can recover losses such as recover past due rent, attorney fees, and court charges. Much of what you receive as a claim relies entirely on your lease agreement.
