  4. Progress • Management reviewed and York West chosen from three options inclusive of self management • Audit completed and budget in place • Staff rationalized to new management approach • Legal briefings held and actions to reduce litigation *

  5. Significant achievements: * • Website with easy access to promote heritage and eco friendly communication • Roof top garden design and estimate • Lobby refurbished • Flowers in front entry welcoming • Christmas display Community:

  6. * Safety: • Worked with developer to remedy plumbing concern which was an imminent risk • Repair of generator, sprinkler and fire systems • Regular maintenance contracts in place • Insurance brought to $2500 deductible from $25,000 • Areas of safety risk addressed

  7. * Safety Continued: • Owners responsible for key to condo to address uncontrolled keys (rekeying) • Pass card system for laundry to reduce risk of theft and break-in • 24 hour response through management company

  8. * Financial Control: • Multiple lawyer situation addressed • Relationships built with businesses that supplied service • Audit completed • Management firm in place, transfer from previous bookkeeper • Budget and reserve schedule in place • New reserve study completed • Valuation of building in place

  9. * Legal: • Multiple reviews of background documents • Key meetings with lawyers, heritage planners, mechanical consultants • Reduction of duplicate legal involvement • Attempted to rectify previous relationships • Meeting ongoing legal challenges from past president

  10. Legal: * • Initiated work on new bylaws • Attempted to clarify responsibility for damage to building • Supported staff and board in legal challenges put forth by previous board president

  11. Building Enhancements: * • Lobby refurbished by developer • Water system assessed and repaired by developer • Sky hooks corrected by developer • Laundry system upgraded for safety • Key system upgraded for safety • Heritage elements restored and displayed • Decorative elements in place

  12. Accomplishments: * • Current reserve study • Realistic budget • Maintenance contracts on key systems • Plan for roof garden • Increased safety of residents • 24 hour response • Aged accounts aggressively pursued • Management system in place at less cost

  13. * In Progress: • Pet registry to manage pets • Bylaw revision to handle heritage requirements, unit factors, penalties • Heritage submission to promote heritage elements • Mechanical review to evaluate merits of legal action • Window washing

  15. * Future: • Stable management and progressive enhancements • A roof garden as a gathering place for our community • A vibrant lively building with shops and restaurants in the heart of downtown • A refurbished lower floor with historic museum of artifacts
