  4. Fire Safety (178) • Smoke is primary threat – most important factor: buildings must provide for escape • Building’s contents are most significant threat to life safety in early stages of fire • Fire Dept. cannot be relied upon to save people – building must work

  5. Escape Principles • Provide routes to allow people to get out more quickly • Provide compartmentalization to contain fire so that threat spreads more slowly • Most importantly: No matter where the fire and no matter where the occupant, there will remain a route to safety

  6. Escape Rules-of-Thumb • Max travel distance • Number of exits • Exits spaced at ½ diagonal of space • Exit widths based on occupancy • Fire sprinklering opens options (larger buildings, longer hose lays, etc.)

  7. Fire Protection Systems • Fire and smoke detectors; extinguishers • Annunciator – signal to Fire Dept • Strobes and horns • Automatic fire sprinklers • Standpipes (wet and dry) • Emergency lighting • Elevators to ground floor • Smoke evac systems

  8. Compartmentation (188) • Subdivide large buildings so that fire is caged within its cell of origin • Avoid large volumes and interconnecting spaces • Contain specific hazards (boilers, etc.) • Isolate escape routes • Separate one building from another

  9. Fire Ratings • Fire rating: Amount of time of fire-resistance period (as tested) • Walls • Floors • Roofs • Doors • Ducts (dampers) • Fire stops

  10. Protecting the Structure • Masonry is fire-resistant • Lumber: the larger the member, the better • Reinforced concrete: good if enough cover on reinforcing steel • Steel (has a yield tempurature): Needs protective wrapping (concrete, gypsum board)

Construction Process • Site prep – structure – enclosure (‘dry-in’) – mech/elec/plumb – interior finishes and fixtures – furniture/fixtures/equipment – site hardscape and landscaping • Contractor gets paid for percent of work complete (materials + labor) • Change Orders (amount and/or time) • Cost Plus (fee or %) OR Stipulated Sum
