  2. Welcome! We hope to answer many of your questions tonight, but if you have any questions please hold them until the end of our presentation. Thank you!

  3. Landscaping Update • The storm clean up from the hurricane is completed • Brothers has also completed their fall clean up on schedule • Contour had their first snow removal job of the season • We are pleased with their prompt and thorough job! Are there any issues with the snow removal job?

  4. Gas Project • We are all frustrated by the delays and continually changing deadlines for when this job will be completed • We have spoken with representatives from Santa and Yankee Gas about our frustration • We now know that Yankee Gas and Santa are working collaboratively on this project to get it completed ASAP • Last we heard, they both companies are scheduled to be here Friday and Monday working on buildings 1 and 9 • We will not be providing any estimates on the project completion date until we have more information

  5. Pet regulations on the property • We investigated passing stricter pet regulations, such as limiting certain breeds/size of pets, but were told that although legal those restrictions if challenged rarely win in court and can lead to a costly battle • They are often seen as discriminatory by the courts • We are not comfortable passing any type of regulation that can possibly make our community the target of potential lawsuits

  6. New banking system • Westford is switching over to a new banking system this year • The new software that will allow greater accessibility and access to records for shareholders • Shareholders will be able to make payments online • Our treasurer will be able to log on to review current financial records • There are no banking fees • The bank they have chosen is FDIC insured and exclusively deal with associations

Dreamy hollow goes high tech • Please check our website for updates on maintenance issues and other events on the property http://dreamyhollow.wikispaces.com/ • BUT if you do not have access to a computer you can still call Westford for this information as well • We are now enrolled with www.rainedout.com which will give us a free way to give updates on maintenance issues and events happening on the property

  8. Building representatives Anyone interested in being a building representative? We are looking at bringing back building reps and are currently looking for volunteers. Please let us know if you are interested and spread the word to your neighbors.

  9. Role of the board • This explanation is taken from the draft of our new bylaws • “…the business affairs of the Association shell be managed and all corporate powers exercised under the direction of the board.” • WE REPRESENT YOU! • We also have to always think of how our decisions will impact the ENTIRE community

  10. Role of the attorney • We are corporate counsel to the board, which means that we provide advice and counsel to the board on all matters relating to the function of the company including, but not limited to, the interpretation and application of the bylaws and proprietary lease. Further, we represent the company in all non-insurance related litigation. We do not represent any individual shareholders and cannot offer any personal legal advice, as such would be a direct conflict with our representation of the company.

  11. Bylaws The bylaws are finalized and we will be distributing them immediately!
