  2. Project Structure DEVELOPMENT Garment Park For Developer 10% FSI Centre of Excellence 40% FSI (20 % = Warehousing) (20 % = Manufacturing ) 50% FSI for Developer- with Exclusive Right of Development Will be Constructed and Sold /Leased outby the Developer Layout Development By Developer

GARMENT PARK - DEVELOPMENT & UTILISATION OF FSI • Center of Excellence (10% OF Total FSI) • R & D • APPAREL/FASHION/GARMENT TRAINING INSTITUTE • TESTING LAB • CONVENTION/EXHIBITION CENTRE It is proposed to develop these facilities through a reputed institute to whom the LAND with FSI would be leased out on long term lease of 90 years. For the selection of the institute MSTC would invite offers along with the development plans from the institutes by Request for Proposal .

  4. DEVELOPMENT & UTILISATION OF FSI….. CORE ACTIVITIES (40% OF Total FSI) (TO BE DEVELOPED AND SOLD OUT BY THE DEVELOPER) • APPAREL/GARMENT/FASHION WEAR MANUFACTURING UNITS 20% OF TOTAL FSI • Units admeasuring approx. 100 sq. meter each • Exclusively for manufacturing activity & ancillaries • No change of use would be allowed • TEXTILE TRADING & WAREHOUSING CENTER 20% OF TOTAL FSI • WAREHOUSES – 50 sq. m. each • TRADING SHOPS -- 25 sq. m. each • Developer to prepare development plan, and architectural design for Garment component • To obtain approval as specified by MSTC

  5. DEVELOPMENT & UTILISATION OF FSI….. FREE SALE COMPONENT AREA TO BE DEVELOPED AND SOLD /LEASED OUT BY THE DEVELOPER 50 % OF FSI • On land area duly demarcated by MSTC • 50% of the total FSI • Lease period of 90 years • Sub-lease permitted • Developer free to choose development mix (Subject to development control rules)
