Q1.give reasons for the land uses that you assigned to each area Reasons for the residential location • Most of the land uses are the residential land use and are clustered in the town centre. -Government planning --- Tsuen Wan is a early new town -historical inertia ---The Tsuen Wan town was dominated to residential use (as early as Sung Dynasty 宋朝) -Along the main road (Castle Peak Road 青山公路) -Convenient transportation and other services

  3. Industrial location • The industries are located along the Tsuen Wan’s boundary,due to -lower land rent -larger area available for industrial activities -less influence of pollution to the clustering -transport improvement and facilitated transport of resources and finished goods

  4. Commercial location • The commercial land uses are evenly distributed within the town -to serve the different consumers within the town -because of different range of good(low order good)

  5. Other • The transportation,recreation and government institution community(GIC) are evenly distributed within the town for the residents convenience government planning easy to administrate

  6. Question 2 Compare your results with other groups. Is there any significant difference? If yes, suggest reasons.

  7. Area 2 • For group 1, we think that the building is used for selling vehicles. • For group 2, they think the building is used for repairing vehicles. • So there is difference between identification of land use. • With further studied, we concluded that the area is industrial land use.

  10. Question 3 • Can any one of the three models, Concentric Model, Sector Model and Multiple-nuclei Model, apply to Tsuen Wan Town? Justify your answer.

  11. Identification on town center • High accessibility • High land rent • Tall buildings • High population flow • Town Center: Area 16, 26 • We believe that the three models can be partly applied to the area we studied.

  12. Concentric Model: • There is a MTR station in area 16, which has a good accessibility. • We can find there are some commercial areas near to the MTR station (i.e. Area 2, 8, 15). • However, with increasing distance from town center, we can rarely find commercial area. Even if there are commercial area, the order of goods is lower. The major land use is residential land use. • So Concentric Model can also be applied to the area we studied.

Sector Model: • Transition Zone: Area 9, 18, 30 • Reasons: Old buildings, small number of storeys, and squatters can be found. • Low class residential: Area 3, 4, 9, 18, 30 • Reasons: Short buildings, long history, poor living environment, lack of open space. • Middle class residential: Area 6, 36 • Reasons: Taller buildings, better environment due to re-developed.

High class residential: Area 26 • Reasons: Better government planning, Tall buildings, more open space, better sea view(Area 7). • Main road: Castle Peak Road(青山公路)and Tai Ho Road(大河道) leads to better accessibility.( Wider road ) • As a result, sector model can be applied to the study area.(Tsuen Wan)

  15. Multiple-nuclei Model: • Reasons: In area 24, there will be a development of commercial area. Moreover, the accessibility will also be improved because new transport route will be constructed(West Rail). • In area 24, there is a bus terminal which increase the accessibility. With further development, there will be a China Town(如心廣場). So we estimate that there will be a new town center. • As a result, we can find more than one town center in Tsuen Wan(Area 19, 20, 21 and Area 24).

  16. Furthermore, there is a repulsion of some activities by others. We can obviously see that area 1(Industrial land use) and area 29(High class residential). • So we can see that multiple-nuclei Model could be applied in the Tsuen Wan Area).

  17. Question 4 • Compare your answer to other groups. • Explain if there are any differences.

  18. Other group do not think that concentric model could be applied in the area we studied.

  19. Reason • They believe that the model has no obvious concentric land use pattern within the area.(Layout) • For our group, we aim at the underlying principle.

Q.5 The longest history and newly developed zone in Tsuen Wan • Longest history : Zone 22 Reasons: 1.It was developed since 1685 2.Buildings are short (about 5 to 10 floors) 3.No lift 4.lack of open space and facilities 5.shabby and old appearance 6.illegal attachment 7.urban decay is found 8.aging population

  21. Newly developed : zone 24 reasons: 1.well-planned 2.work in progress 3.have been developing after 1985 4.new facilities 5.recreationTsuen Wan Park 6.Podium act as a noise barrier

  22. Q.6 Urban growth of Tsuen Wan town throughout these 30 years • From 1973 to 1983 More housings were built Reasons: market provided jobs to low class residents to attract people to move in and increase the population -because of lower land rent

From 1983 to 1993 More industries moved away from city centre Reasons:-lower land rent (than the Kowloon urban) -transport improvement(e.g.MTR) -near the port easy transport for resources and finished goods to other countries -a new transport route (Tuen Mun Highway 屯門公路) to newly develop town(Tin Shui Wai 天水圍) and a gateway to south China

  24. From 1993 to now -some industries area were closed -because of some industries move to S.China -new construction site of a new commercial building (zone 24, ChinaTown如心廣場) -because of the urban decay, and government build more new constructions ,i.e.urban renewal

  25. Supplementary • There have a new developed center (Discovery Park 愉景新城) • But Discovery Park is out of our field study area yesterday

  26. Supplementary • Because Discovery Park can provide not only low order of good • But also some high order good • And we can found a bus terminal there • So we can also call it is a town in Tseun Wan
