Causes Relating to Failure of Roof • Complete failure of the roof membrane, as stated by GAF consultant from Trinity ERD • Elastomeric roof material did not completely adhere to roof deck causing it to pull apart during rain and snow/ice melt • Roof deck not completely cleaned • Multiple substrates for the roof membrane to adhere to (foam/concrete/metal) • Roof corrugations caused ponding of water and ice creating ice and snow slabs up to 1 ton • Roof membrane not evenly applied on roof surface • Open transition points at top flutes

Present State of the MDB Roof • GAF & Riddiford completed a roof inspection • Intermediate repairs completed that will take us through the winter & spring • Hand application (brush on) of top coat sealant in all twelve flutes • Scope of the intermediate repairs • Repairs to the flexible flashing • Repairs to the blistered and delaminated areas • 125 gallons of GAF top coat material used • Reduced the roof leaks by approximately 70% • Roof will develop more leaks

Tentative Long Term Repair Plan • Remove roof presently damaged roof membrane & substrate materials • Remove corrugations with 2 layers foam insulation • Install knife plate snow & ice breakers • Treat foam to metal deck transitions with flash grade topcoat • Install base & finish coats of GAF Elastomeric membrane roofing • Complete work in two phases • Phase 1 complete repairs in 1-3 flutes during 4-5 weeks shutdown summer 2010 • Phase 2 complete repairs to remaining flutes during long shutdown 2012

Conclusion • GAF standing behind the roof warranty • GAF hired Roof Consultant Trinity ERD to evaluate and identify repair solutions including laboratory testing of materials • GAF, Riddiford, & Trinity ERD has met with the lab to start development of a repair plan • Repair plan due from GAF within the next couple of weeks
