  3. Who we are… What we do… • WHO: Florida Loss Mitigation, LLC has been negotiating short sales for the real estate industry for over four years. With over 650 successful closings thus far, we have only begun to scratch the surface of the amount of short sale transactions in progress today. We have a full time staff of Loss Mitigation Specialists, as well as our dedicated attorneys, available for consultations for our specialists. Our experience and resources allow us to eliminate the time involved in executing the short sale negotiation. Our attorneys are available to our homeowners/sellers, at their own expense. • WHAT: We fully negotiate on the behalf of the homeowner/seller and buyer, to obtain an approval from the homeowner lender(s). This is NOT where we stop. We work on behalf of ALL the agents involved. We fight extremely hard with the lender(s) to ensure our listing and buyers agent, receive their FULL commission amount.   4. How to Reach us… and stay informed! • With our full time staff, each realtor will have a dedicated Loss Mitigation Specialist working on their file. Be assured, your files will not be shifted around from person to person within our operation. All information stays within our offices. • We are accessible Monday through Friday 9am to 5pm, via phone, fax or email. • Weekends or after hours: Appointments in person or conference calls can be arranged. • Our new website and blog are available 24/7 at www.stop-floridaforeclosure.com. • The newly dedicated reporting section of our website will keep all parties involved and informed as to the progress of their short sale negotiations. This section can be easily navigated by the physical address of the property. The reports are updated daily if there is activity on the file, along with a full report available each Friday. Who pays for the services? • WHO PAYS? • There are no up-front fees from any party, we are only compensated at the closing table; normally from the buyers. • We accept alternatives to receive our compensation. Either from the buyer, the listing agent, and/or the buyers agent… or a combination of all three. This decision is left in the hands of the listing and buyers agent to decide based on individual properties and situations. Florida Loss Mitigation, LLC must be informed of this arrangement within the Third Party Fee Agreement, which is to be included with each fully executed sales contract. The Fee schedule is fully explained within this agreement. • There is no risk involved for the Homeowner and it will never cost them a dime. With this being most common question, we have to examine each situation individually, but… Overall the benefits of Third Party Loss Mitigation Services belong to the buyers and the homeowner/sellers. • The Buyer: The buyer is getting the lowest amount possible for the home of their dreams. The Florida Loss Mitigation Specialist assigned to their file will be working diligently, professionally and proficiently to expedite the short sale process. • The Homeowner/Seller: Florida Loss Mitigation, LLC is negotiating the difference between what they owe and the actual value of the home. Allowing the Homeowner/Seller to walk away from their mortgage free and clear. • The listing and buyers agent: They both benefit from having a third party negotiate and fully dedicate their time to the file. Thus allowing both agents more opportunities to work with more sellers and buyers, resulting in a larger inventory. Creating the partnership between all parties… • First, you will receive two packets of information. • One for you, the Realtor, and one for your homeowner. • The Realtor Short Sale Packet contains the tools to understand the information that we need in order to fully negotiate on behalf of your homeowner. The information in both packets need to be return as soon as possible to expedite the process. • Let’s go into what that the Realtor Packet is, followed by the Homeowner’s Packet…. This is needed for each individual sales contract, to be signed by all parties. This agreement and others can be provided to attach to your MLS listings to assist the buyers agent with this negotiation process. Checklist of items needed to start negotiations fora sales contract. It is important to provide these items as soon as you receive them. Please always include the buyers agent and broker contact information. The Realtor contact information and basic questionnaire to be filled out. Short Sale Packet for Homeowners Tools and guidance provided Contact information Contracts Checklists The Written Agreement which explains our structure, is needed for each individual homeowners/sellers. This required document needs to be signed by all homeowners/sellers involved. Their file will NOT be started without this document. This Checklist of items is needed to start the short sale process with the Homeowner/Seller lender(s). It is important to note that these documents may be needed numerous times based on the lenders requirements. The Homeowner/Seller contact information & basic questionnaire to be filled out.   12. Three Steps to Success! Return the Realtor Packet Return the Homeowners Packet Once we receive the fully executed sales contract… then the “SHORT SALE” begins!!! This is where we put the “Short” in Short Sales and get the realtors, the buyers and the homeowner results in a timely manner!! So the process has begun… what happens now?   13. What happens next? • The Negotiation Process: This process may take weeks or days, depending on lender(s) requirements. This is where the homeowners/sellers cooperation is needed the most when we request documentation requested from their lender(s). • Progress Reports: Please refer to your individual reports online for continuous progress or contact us via phone or email for updates. • The Approval: Once we receive a written approval from the homeowners/sellers lender(s), and reviewed by the Florida Loss Mitigation Specialist. It is then forwarded to the buyers agent, listing agent and title company provided. • The buyers will need to do their proper inspections and due diligence within the specified time frame, noted within the sales contract. • Closing: This must occur within 30 days of the approval date provided from the lender(s). VERY IMPORTANT!! An extension in the form of an addendum, signed by all parties, must be submitted to Florida Loss Mitigation, LLC at least one week before the expiration date if needed. (This is the responsibility of the listing agent. ) • Disclaimer: Please Note: All communications will be directed through the agents.
