  3. Five-Star Conference Hotel of 272 Rooms/Suites The project is the design and construction of a new multi-use building at the corner of Schermerhorn and Bond Streets in Brooklyn. The building’s major components are a hotel with approximately 272 keys and 30 residential condominium units, with some community arts spaces and retail spaces. The building uses are public and mixed with parking and service at the lower levels, a full service restaurant along Bond Street, the main hotel lobby on the second floor, hotel amenities and support spaces on the third and fourth floors, hotel rooms on floors 5 through 12, and residential apartments on floors 13 through 15th. The site is located above New York City Transitís IND lines, the A, C, and G, which run below most of the property. Based on maps and drawings obtained from New York City Transit, there is an easement for the subway, which allows for the project to take only 7í-2î below the curb for itself. While the subway roof structure is sized to support the weight of the proposed building, it was not designed to address seismic and lateral loads. The building foundation will be designed to address lateral and seismic loads in accordance with current New York City Building Code requirements.

Graceful Appointments 2nd Floor A user rises from the street level entry lobby to the Second Floor where the the main hotel reception area opens up to a high-ceilinged room with a vista over the corner through a raised garden. In addition, the second floor houses the community uses, such as non-profit gallery and performance spaces which give great potential to the neighborhood for involvement and a sense of community as a gathering place. 3rd Floor The building’s third floor is the hotel and it ís a major public and social area. Arrived at by a grand stair open to the check-in area, the project’s main lounge overlooks the reception area and can easily be seen to become one of the neighborhood’s gathering spaces with a beautiful open terrace also overlooking Bond Street. The lounge also houses a garden café’, a small restaurant/bar which could serve a continental breakfast in the morning, The top of the grand stair begins one end of a large axial open corridor and circulation that leads one to the large ballroom and meeting rooms along Schermerhorn.

A World-Class Conference Center for Seminars, Functions with the latest in technological and AV Natural Elements, The gardens are ideally located on the interior and south side of the structure so that they are more intimate and protected from the street as well as receiving year-round sunlight. The view of the gardens from the guest rooms and residential units above are unsurpassed. In this area, and throughout the hotel, finishes would be environmentally sustainable, and would evoke nature and a healthy lifestyle. Ambiance… Elegant high-volume ceiling function rooms are available for conferences, seminars and functions with the latest in technological and AV support and will also serve the city and community for weddings, anniversaries and ceremonies that can easily move from inside to outside on the expansive landscaped garden. .The exterior gardens are a unique amenity in an urban setting where beautiful plantings and materials provide the backdrop for casual seating, lighting and individual spaces that become an extension of both the lounge and meeting rooms .

  15. Green Building Environmental Goals for the project are very high. In addition to the high performance building envelope and mechanical systems described above, it is envisioned that the building will be able to accommodate a 100 kilowatt photovolotaic array, to be integrated into the architecture of the roof penthouse and as a part of a roof mounted canopy. Materials and finishes will be selected from available local or recycled or non-toxic or rapidly renewable sources. The building will seek recognition from the US Green Building Council as a LEED Certified
