  5. What do I say when the phone rings? • Here’s what I’m thinking. Only ask this question if the seller did not give you the property info when you first asked her “How can I help you”. • Question? Could you give me a little information about your property.

  6. What do I say when the phone rings? • Here’s what I’m thinking. Relates to quick analysis of repair cost, as it may relate to your offer price and ARV, maybe a short sale possibility. • Question? Does the property needs any work?

If the seller objects to giving you this info tell them that you ask because you are trying to work out any and all possible solutions you may have to solve their house problem • Here’s what I’m thinking. This could be a Possible Sub2, Lease Option, Owner Financing and Short Sale. This info is a must get.

Motivation, Desperation, could I possibly improve my profit margin by utilizing multiple strategies, Sub2 and Short Sale or JAIL.
