To provide updates to everyone regarding the relocation status. Exalt, Edify, Evangelize

  14. Buying and Borrowing Options • Status • On December 8th, we will become the proud owners of 14 acres in Chandler. • Cost is approximately $2.1 million and we have already paid $75,000 in down payment. • Last year, we voted to purchase this land and incur debt if we were not able to raise the full $2 million in one year. • In our contract with Lines family, they agreed that we could hold the land for one year with a $75,000 down payment and incur no interest during 2003. Exalt, Edify, Evangelize

  15. Buying and Borrowing Options • Two Borrowing Options for the Land • Option 1 – Pay the Lines family - At the end of the year, pay 8% interest-only for 2004, 9% interest-only for 2005, and 10% interest-only for 2006. • Option 2 – Bank of America has offered us a $3 million line of credit at a one-year fixed rate of 4%. Depending upon the offerings over the next few weeks, we will likely be borrowing $1 million to $1.3 million. This means our interest payment on rapidly appreciating land will be about $1,000/week.

  16. Payoff

  17. Cost Savings at New Location • Maintenance • $70,000/yr – (We currently spend approximately $90,000/yr) • Savings - $1,346.15/wk • College Gift Matching • $30,000/yr • $576.92/wk • Total – 1,923.07/wk Exalt, Edify, Evangelize

  18. Additional Revenue Stream • Dorm – 10 additional dorm students creates a $100,000 increase in college cash flow. • Financial goal for college – removal from its subsidy by TBC. • Even accounting for an increase in a staff member and upkeep expenses for new students, TBC could lower its financial commitment to IBC by $52,000/yr or $1,000/wk.

  19. Long-term, Strategic Costs $13,300,000 (Totally completed property cost*) $ 7,730,000 (Current cash and equity position of TBC ministries) $ 5,570,000 - Needed $3,350,000 (Building fund over next 3 years) $2,220,000 (Long-term borrowing total) • Bank of America Option Borrowing $2,000,000 at 6% for 20 years Total - $3,332.24/wk $2,923.07 (Cost savings and conservative new revenue) $ 407.17/wk (Need additional for weekly budget) * Some of these dollars can be saved by not finishing every room in every building.

  21. Witnessing Opportunities • Maricopa County grows by 100,000 new moves every year. • 130 homes are finished every day in Maricopa County. • The inhabited parts of Maricopa County are larger than seven Eastern states, including Massachusetts. • The population of Maricopa County is larger than 21 states, including Kansas. • Gilbert and Chandler are the number one and number four, respectively fastest growing cities in America larger than 100,000. “Attempt great things for God, expect great things from God.” – William Carey Exalt, Edify, Evangelize

  22. Leader's Challenge

  23. Leader’s Challenge • I Chronicles 29: 1–9 • Furthermore David the king said unto all the congregation, Solomon my son, whom alone God hath chosen, is yet young and tender, and the work is great: for the palace is not for man, but for the Lord God. • Now I have prepared with all my might for the house of my God the gold for things to be made of gold, and the silver for things of silver, and the brass for things of brass, the iron for things of iron, and wood for things of wood; onyx stones, and stones to be set, glistering stones, and of divers colours, and all manner of precious stones, and marble stones in abundance. • Moreover, because I have set my affection to the house of my God, I have of mine own proper good, of gold and silver, which I have given to the house of my God, over and above all that I have prepared for the holy house, Even three thousand talents of gold, of the gold of Ophir, and seven thousand talents of refined silver, to overlay the walls of the houses withal:

  24. Leader’s Challenge • I Chronicles 29: 1–9 (Continued) • The gold for things of gold, and the silver for things of silver, and for all manner of work to be made by the hands of artificers. And who then is willing to consecrate his service this day unto the Lord? • Then the chief of the fathers and princes of the tribes of Israel, and the captains of thousands and of hundreds, with the rulers of the king’s work, offered willingly, • And gave for the service of the house of God of gold five thousand talents and ten thousand drams, and of silver ten thousand talents, and of brass eighteen thousand talents, and one hundred thousand talents of iron. • And they with whom precious stones were found gave them to the treasure of the house of the Lord,by the hand of Jehiel the Gershonite. • Then the people rejoicedfor that they offered willingly, because with perfect heart they offered willinglyto the Lord: and David the king also rejoiced with great joy.
