  6. Details of Addition • Increased building area by 1,076 m2 (11,600 sq. ft.) to 4,280 m2 (46,100 sq. ft.) • 2 stories • Full compliance with city zoning: • Institutional-4 “IN-4” Zone • Site Specific Zoning By-Law No. 76-53

  7. Required Parking • 3 spaces per 100 m2 building floor area (bfa) • Therefore 129 spaces required • Parking analysis undertaken – approved by City • Calculated “real” demand at 91 spaces • 91 spaces to be constructed • Reduces trees to be removed by almost 40%

  9. Tree Saving • Minimized removal of trees on both sides of property • No tree removal within 15 m (50 foot) of side property lines • Reduced parking area means greater tree protection area and fewer trees to be removed • Maintains larger groupings of trees

  11. Status and Scheduling • Site plan process completed • Building/Foundation Permit submitted • Foundation Permit – by end of the month • Start work 1st week in May • Tree removal to commence last week in April

Construction Management • Construction Management Plan submitted to the City of Waterloo • Estimated construction period – 11 months, May 2010 to the end of March 2011 • All construction parking, delivery and off-loading of materials to occur onsite • No parking on Benjamin Road or adjacent residential streets • Construction marshalling areas at rear of existing complex – fenced • Hours of operation (as per City of Waterloo Noise By-Laws No. 78-79 and 86-75) • 7am to 7pm
