  3. 2004 Florida Residential CodeScope R101.2 Scope. Applies to: one-and two- family dwellings and multiple single-family dwellings (townhouses) not more than three stories in height with a separate means of egress and their accessory structures.

  4. 2004 Florida Existing Building Code • Base Document: The 2003 International Existing Building Code - Replacement to Chapter 34 Existing buildings of the FBC. - Consistent with the FBC and FFPC.

  5. 2004 Florida Existing Building Code • Scope: repair, alteration, change of occupancy, addition, and relocation of existing buildings. • Compliance alternative: Compliance with the FBCs and the FFPC. • Exception - Public educational facilities and state licensed facilities must comply with Chapter 4, Special Occupancy. • Chapter 1, Florida Building Code, Building must govern the administration and enforcement of this Code.

  7. Chapter 1 (continue) • Exceptions: • 1. Detached one- and two-family dwellings and multiple single-family dwellings (town houses) not more than three storiesmust comply with the Florida Building Code, Residential. • 2. Existing buildings undergoing repair, alterations or additions and change of occupancyshall be permitted to comply with the Chapter 34, Florida Existing Building Code.

  8. 102.2 Building ….The following buildings, structures, and facilities are exempt from the Florida Building Codeas provided by law, and any further exemptions shall be as determined by the Legislature and provided by law: …(e) Mobile or modular structures used as temporary offices, except that the provisions of Part V (553.501-553.513, FS) relating to accessibility by persons with disabilities shall apply to such mobile or modular structures.

  9. New sections added • 102.7 Relocation of manufactured buildings. (1)Relocation of an existing manufactured buildingdoes not constitute an alteration. • (2) A relocated building shall comply with wind speed requirements of the new location, using the appropriate wind speed map. If the existing building was manufactured in compliance with the Standard Building Code (prior to March 1, 2002), the wind speed map of the Standard Building Code shall be applicable.

  10. 109 Inspections • 8. Manufactured buildings. The building department shall inspect construction of foundations; connection of building to foundations; installation of parts identified on plans as site installed items, joining the modules,including utility crossovers; utility connections from the building to utility lines on site; and any other work done on site which requires compliance with the Florida Building Code. Additional inspections may be required for public educational facilities. See 423.27.20.

Section 428.4 If the plans are for a residential manufactured building, certification from the design professional responsible for the plans that the structure has been designed only for erection or installation on a site built permanent foundation and is not designed to be moved once so erected or installed……

  15. Chapter 6 – Type of Construction • Construction classification • 602.1 General. Buildings and structures erected or to be erected, altered or extended in height or area shall be classified in one of the five construction types defined in Sections 602.2 through 602.5.

Table 601Fire-Resistance Rating Requirements for Building Elements • Provide fire-resistive requirements for building elements by construction types. • Elements include structural frame, bearing walls, non-bearing walls and partitions, floor construction, and roof construction. • The fire-resistive rating are provided in hours.

Table 602 Fire-Resistance Rating Requirements for Exterior Walls Based on Fire Separation Distance • Addresses exterior wall fire-resistance based upon setbacks to property lines ranging from less than five feet to greater than thirty feet. • The fire-resistive requirements of exterior walls are a function of both construction type and occupancy classification. The rating range from four hours to zero hours.

  18. Chapter 5: Building Height /Area

  19. 503 General Height and Area Limitations • This section is the meat of the Chapter. • Refers to Table 503. • Table 503 provides allowable height and building areas in story based on the occupancy group and type of construction. • Special industrial occupancies housing low-hazard processes that requires larger areas and unusual heights are allowed to be exempt from the height and area limitation of Table 503.

  20. HEIGHT MODIFICATIONS504.2 • 504.2 Automatic sprinkler system increase. Where a building is equipped throughout with an approved automatic sprinkler system, • The value specified in Table 503 for maximum height may be increased by 20 feet (6096 mm) and • The maximum number of stories may be increased by one story. • These increases are permitted in addition to the area increase in accordance with Sections 506.2 and 506.3.

CHAPTER 7FIRE-RESISTANCE-RATED CONSTRUCTION • 701.1 Scope. • Does not mandate specific fire-resistance ratings, but rather how to apply the specific requirements to safeguard against the spread of fire and smoke from building to building and within buildings. • Provides prescriptive fire-resistance and calculated fire-resistance.

  22. Section 704 Exterior Walls • Address the exterior enclosures of buildings to prevent the spread of fire between buildings and between stories in a buildings.

  23. SECTION 720PRESCRIPTIVE FIRE RESISTANCE • 720.1 General. • The provisions of this section contain prescriptive details of fire-resistance-rated building elements.

CHAPTER 8INTERIOR FINISHES • 801.1 Scope. • Govern the use of materials used as interior finishes, trim and decorative materials. • Intent is to control the rapidity of fire development and spread in a building due to finishes applied to walls, ceilings, and floors. • Classifies interior finishes in Classes A, B, C.

  26. Chapter 9 Fire Protection Systems • 903.6 Buildings three stories or more in height. • 903.6.1 Any building which is of three stories or more in height shall be equipped with an approved automatic sprinkler system installed in accordance with §903.1.

  27. SECTION 1003GENERAL MEANS OF EGRESS • 1003.2 Ceiling height. The means of egress shall have a ceiling height of not less than 7 feet 6 inches (2.3 m). • The following sections were revised for consistency with FFPC: • 1003.3.3 Horizontal projections. • 1003.4 Floor surface. Walking surfaces

  28. CHAPTER 12INTERIOR ENVIRONMENT • 1201.1 Scope. The provisions of this chapter shall govern ventilation, temperature control, lighting, yards and courts, sound transmission, room dimensions, surrounding materials and rodent proofing associated with the interior spaces of buildings.

  29. CHAPTER 16STRUCTURAL DESIGN • 1601.1 Scope. The provisions of this chapter shall govern the structural design of buildings, structures and portions thereof regulated by this code. • Exception: Buildings and structures located within the high-velocity hurricane zone shall comply with the provisions of Sections 1624 through 1639. • ASCE 7-02 is the minimum design standard • 1606.2 of the 2001 FBC was retained. • Definitions for Wind borne Debris, exposures and basic wind speed map is consistent with 2001 FBC.

  30. CHAPTER 23WOOD • 2304.3.4 Gable endwalls. • Several sections were added to address protection against termites.

  31. CHAPTER 34EXISTING STRUCTURES • 3401.1 Scope. Alteration, repair, addition, relocation and change of occupancy of existing structures and buildings shall comply with the provisions of the Florida Existing Building Code.
