  3. Real Estate Today • Real estate capital markets are a mess • CMBS market is non-existant • Estimates have commercial properties down in value 35-40% since peak but prices have yet to match value reduction Upside? Tremendous buying opportunities around the corner. Equity will be king.

DFW & Texas Strengths Several Contributing Factors Leading to DFW Above Par Economic Performance • Financial Center of Southwest • Serves as Bi-Coastal Hub - 3rd Busiest Airport in US (DFW) • Significantly Lower Cost of Living than Coasts • Cheap & Available Raw Land • No State Income Tax Result: • 2008: DFW 2nd Largest Multi-Family Investment Market by Volume in US (Colliers International) • 2008: DFW 5th Strongest Housing Market in US (Builder Magazine) • July 2009: Texas Unemployment Rate 7.9% vs. 9.4% for US (Texas Comptroller) • 2009: Texas Economy Shrank by 1.7% vs. 2.8% for US (Texas Comptroller)
