  2. Foreclosure is one of the most hot topics in real estate. Real estate investments can be divided into two categories: preforeclosure or REO (bank owned property).

No matter how a foreclosure deal was secured, the profit margins are comparable to other types of real estate deals. Wholesale foreclosures are possible (although this is more difficult with REO properties due to bank restrictions on contract assignment), and can be rehabbed and sold, or lease optioned. Or, they can be held for monthly income. It all depends on your investment goals. Investors who want to take advantage of the bad economy should not overlook foreclosures. How does foreclosure relate to apartments? This is the area of real estate I love the most. It stands to reason that, if a single family home is not paid on its mortgage, the mortgage can be mortgaged and the property can be foreclosed. The same can happen to larger properties, such as apartments.

  4. The same logic applies to apartment buildings. There are great deals for single-family homes that have been in foreclosure. You can either shorten the loan with your bank or get the property at a discounted rate from the lender. These cases are not likely to be a case of bank or seller motivation. Only the size and the value of the property will change.

  5. Imagine getting a 30% discount on a property that is in foreclosure. It sounds pretty amazing, doesn't you think? The discount for a $300,000.00 family home is $90,000. That's a lot of money. Imagine the same discount for a 3,000,000-square-foot apartment building. This discount is almost a million dollars, so you can see how zeros can benefit apartment investing. Perhaps you were taught the business in the context single-family homes. This is a common practice for real estate investors. You will see that the same techniques you learned for investing in single-family homes can be used to invest in apartments.
