  2. When we want to avoid problem tenants we can always count on tenant screening services to give us the warning signals.

  3. A bad credit score, a criminal record, an eviction record, etc., these are the warning signs the screening services can provide to property managers.

  4. Now, the question lies on how we can find these good tenants in the first place?

  5. So, here are what we can do to attract more of these good tenants and hopefully even drive away the bad ones:

  6. Don’t discriminate.

  7. This means we should follow what is called the Federal Fair Housing Rules, which states that we shouldn’t discriminate against people based on their race, gender, disability, etc.

  8. Look and act professional.

  9. Good tenants will feel confident about signing a lease agreement with a property manager who looks well-groomed and is organized during the interview.

  10. Make it clear that tenant screening is required.

  11. Our ads should contain this particularly important detail. Applicants have to know that we’ll be running the necessary credit and background checks.

  12. Find out what particular type of tenant you want.

  13. As a property manager we might already have an idea on our most preferred types of tenants and it’s better that we find this out even before posting an ad.
