  5. Mombasa • Mombasa is on Kenya’s Indian Ocean coastline, approximately midway between the border with Tanzania in the south and Somalia in the north. It is the main entry point to the beach resorts to the north & south of the city. • Mombasa is an old town with Arabic, Indian and Portuguese influences that has the largest port in East Africa • Mombasa’s main advantage as a conference venue is the large accommodation capacity that exists because of its position as Kenya’s main tourist city. It is estimated that there are 4,200 rooms in the vicinity of the conference centre location; Bamburi • Mombasa as a destination can also cater to conferences for which organizers are seeking a more serene environment • Mombasa boasts of white sandy beaches and a pristine coral reef along one of the widest shorelines on the continent

  8. The Site at Bamburi • Bamburi is a short distance to the north of Mombasa town • Bamburi/Lafarge is a cement factory near a limestone quarry. Bamburi has evolved from an industrial polluter to an environmental success • Instead of leaving empty quarries the owners of Bamburi embarked on a reclamation project some decades ago, not only to cover the “scars” of mining but also make a contribution to environmental preservation. • Worked out quarries have been planted with fast growing trees to create forests which have then been populated with mammals such as deer and other species • These forests are open to the public with nature trails and open spaces for picnics, parties and concerts • In one section the company has created a nature reserve called “Haller Park” featuring wildlife in a mini- safari experience

A total of 18 hectares has been allocated by the Bamburi/Lafarge Cement Company to Mombasa Convention Centre Limited (a Joint Venture between KTDC & The Treasury on the basis of a long lease • The site is several meters below road level & therefore the bulk of the MICC can be hidden from view avoiding a blot on the landscape that the owners of Bamburi have strived to achieve • The eco-friendly focus of Bamburi/Lafarge means that the MICC will have to incorporate energy saving, water saving and as much environmentally positive features as possible • The location of MICC within the proximity of a nature reserve, forest and a cement factory presents a unique opportunity for the MICC to market itself as the only known international convention centre within such a setting and be ideal for conferences with environmental theme

Proposed Design of the Mombasa International Conference Centre • The Pre-Feasibility report suggests a total capacity of 3,500 persons • Main Auditorium having a capacity of 2,000 delegates on raked seating • Flat floor meeting/event space seating about 1,000 delegates • Two meeting rooms for about 150 persons each • Two meeting rooms for about 25 persons each • Two boardrooms for 15 persons each • Flexibility to be incorporated in the design of the facility to enable hosting of smaller conferences/events in the main auditorium without appearing “empty” • Further suggestions on space will be derived from the demand for other facilities e.g. Catering, Retail and Business Services as well as internationally accepted space ratios • Facilities to be included apart from dedicated conference and exhibition space are: Museum (Swahili history & Culture), Boma (Cultural Centre) and Casino

Conclusions • There is a case for development of an International Convention Centre in the attractive tourist city of Mombasa • Mombasa is an ideal location for development of an International Convention Centre due to the tourism infrastructure already in existence • The site in Bamburi is highly suitable and will provide a unique environment which will assist in marketing the facility • A facility with a maximum capacity of 4,000 is recommended with the main auditorium for between 2,000 – 2,500 delegates • Other facilities on site to complement the conference facility will include a Museum/Cultural Centre, Boma style entertainment Centre and a Casino

  16. A marina is an eco-tourism concept of a sheltered harbor where boats and yachts are kept in the water and where services geared to the needs of recreational boating are found. PROJECT PROFILE • GDP Tourism accounts for about 10% of the GDP. This is bound to increase with the new development by increasing international visitor arrivals and increasing the multiplier effect with the introduction of new tourism activities. • Apart from investment linked directly to the marina, there is also a potential benefit to wider levels of investment. ECONOMIC BENEFITS • Direct employment - Estimates of the number of direct jobs supported by the marina are based on its planned size and the number of boats forecast to use it each year. • The commercial development linked to the marina scheme will generate employment impacts of its own. Project Drivers • Kenya Vision 2030 identifies Marina development as a niche product which aims to enhance capacity by investing in and upgrading hotel facilities and to strengthen the existing beach tourism recreational products along the Kenyan coast through yachting activities. The project is to be realized through collaboration between Government and Private sector.

The proposed development envisages making the region a yachting hub in the Indian Ocean coast with itineraries to evocative destinations such as Zanzibar, Mauritius, the Comoros, Madagascar and Seychelles as well as to South African region. Visitors sailing their private leisure boat may moor for short or long term The prospect of marina development is further being accelerated by the fact that, Mombasa port is a popular call on two fronts – firstly as a home port for operators dedicated to serving the Indian Ocean as a winter sun destination (especially as an interesting alternative to the overcrowded Caribbean) and secondly as an exotic stop for upscale round – the –world or similar type long – haul cruising. Its rich tourism hinterland, sparkling sunny beaches and proximity to and international airport give the region a strategic location on the Indian Ocean.

  19. Kisite Mpunguti National Marine Park • There is a beautiful coral reef that fringes Kisite Island. • It consists of a gently sloping wall with an abundance of hard corals and varies in depth from the surface to 18m. • These corals are home to over 360 species of fish and other marine life

Kisite Mpunguti National Marine Park • The wealth, diversity and colors of the fish are fantastic. • There are large schools of blue lined snappers, hump-head snappers, fusiliers, rudder fish, spade fish and surgeon fish. • You will also see the sad looking big eyes, regal, African and emperor angel fishes, thread finned, red finned, yellow head butterfly fish, parrot fish, giant sweet lips, giant snappers and Moorish idols

Turtles are often seen grazing on the corals, lionfish quietly watching you, blue spotted sting rays darting away as you glide along the reef, crocodile fish camouflaged in the sand, timid octopus and sleek looking squid. It is a very relaxed easy dive with little or no current along the Pemba Channel: Located on well stocked fishing grounds, the adjacent has a worldwide reputation for sports angling.   22. Kisite Mpunguti National Marine Park This area is home to several pods of dolphins, they are inquisitive, and there is a good chance that they may pass by to see who is there. Dolphin encounters are common is this area. Kisite Marine Park is a great dive for beginners or those who have not dived for a long time.

  23. Wasini Island It lies off the southern Indian Ocean coast of Kenya next to Shimoni. It is approximately 5 km long and 1 km across. The Island is sparsely populated and undeveloped. A site of early Swahili civilization, this coral island is occupied by the Vumba people, an indigenous group of Bantu speaking peoples who have a rich history. They speak Swahili and Kivumba and they number about 1500. Mkwiro and Wasini are the two villages present on the island - each at opposite ends. Their history includes invasion and settlement of Arab influence from the Persian Gulf states, and from the island of Zanzibar, further south.

  25. Project Description The Project shall be developed as a complete leisure tourism destination. The Marina shall have provision for berthing yachts of different lengths. An indicative mix of accommodation facilities, power, fuelling stations, club house etc. shall be included With respect to tourism, the location carries immense potential to become an exotic and high-end holiday destination for eco-tourism and adventure tourism. The clear waters and white sandy beaches make Shimoni a perfect tropical destination. Shimoni is surrounded by shallow coral reefs and clear sea, ideal for a relaxed holiday. Though, Shimoni has many out of bound and protected areas, exquisite coral life and clear waters offer delightful opportunities making it an ideal location for a relaxed holiday.

  26. Project Description • The proposed marina development will provide berthing for several vessels and be built to recognized international specifications & safety standards. The marina is constructed as a complex with harbors and sheltering infrastructure, repair workshop and administrative units that includes the following : • Mooring facilities, Crane and Slope for boat-lift • Club-house, Boat-house and accommodation facilities • Botique Hotel with exquisite food offering • Information and communication facilities • Service, Training and Salvage boat facilities • Water, Electricity, Lighting, Drainage and Sewerage facilities supplied • Jetties and revetments

  28. Conclusions • Undoubtedly, the Kenyan coastline has continued to be and remains a prime resource for tourism development. Shimoni; the proposed site of the Marina boasts on of the most pristine and undisturbed beaches in Kenya’s Coastal region in addition to unmatched variety in marine flora and fauna • The growth of resorts at the coastal region has witnessed rapid expansion of tourist activities in the recent past with areas like Mombasa Island, South coast and North Coast • The marina development presents a great opportunity to establish an upmarket tourist offering in Shimoni which is significantly deprived of bed capacity
