Questions When Searching • What is the length or term of the lease? • What utilities are included? • How much is the security deposit (and what do I have to do to get it back) • How many parking spaces are included? • Payment with one check or multiples? • Is there a maintenance person on call 24/7? • What is not allowed?
Safety Features • Ask if the locks have been re-keyed (deadbolts on doors?) • Fire escape routes • Wiring behind the walls • Smoke detectors in working order • Check faucets, stove burners fans • Painted over window • Entrances well lit • Security on property
What it Means to Sign • You read it, understand it and agree to it • If there is any difference between lease and conversation, what is written controls it (Get it in writing!) • Many have check-lists of current conditions • Take pictures of any and all details • Schedule walk through five days within moving in and three days within moving out Move-in and Move-out
