Industrial District Development • Boundaries must be continuous and accurately described and reasonable • Zoned for light or heavy industrial and consistent with Master Plan • Cannot include property in an existing urban renewal area • Must be deficient in infrastructure for industrial development

Industrial District Development • Purpose must be to develop infrastructure to encourage growth and/or retention of secondary value added industries • Designed not to serve single district tenant* • Can use tax increment financing pursuant to MCA 7-15-4288 through 4993 • Plan? *2006 Legislative amendment

Technology Infrastructure District Development • Tenants must be engaged in technology-based operations that create new wealth and for which at least 50% of sales occur outside of Montana • Or is a manufacturing company with at least 50% sales to other Montana companies that have 50% of their sales outside of Montana

Industrial and Technology District Projects and Programs Things you can do with tax increment! • land acquisition • demolition and removal of structures • relocation of occupants • acquisition, construction, and improvement of infrastructure that includes streets, roads, curbs, gutters, sidewalks, pedestrian malls, alleys, parking lots and off-street parking facilities, sewers, sewer lines, sewage treatment facilities, storm sewers, waterlines, waterways, water treatment facilities, natural gas lines, electrical lines, telecommunications lines, rail lines, rail spurs, bridges, spaceports for reusable launch vehicles with associated runways and launch, recovery, fuel manufacturing, and cargo holding facilities, publicly owned buildings
