The project of the Brahma Construction Group Size: 240sq yard – 1000 sq yard BSP: Rs.75,000/- Rs.1,00,000/- per sq yards Expected Possession: The possession date is not known to anyone, as the registry is yet to take place. Possession date on official website: Not available Possession date on other real estate websites: Not available Possession date as per people working on the actual project site: Not available Possession date as per real estate brokers: Not known since the project is yet to be launched Renaissance Realty went to the actual project site on the 13th of September to enquire and collect information about the Brahma City .The information collected by us is listed below: The project site is spread across five sectors (60, 61, 62, 63 and 65) and according to the broker, the land comprising project site is presently on agreement and is awaiting approval for transfer from agricultural land to residential one. The public transportation system is available only till sector-55/56 crossing after that the transportation services becomes a big disappointment. The construction work at the site has not yet started but the project has made a soft launch at the price o Rs.75,000/sq yards to Rs.1lakh/sq yards. According to the broker, the prices will rise to Rs.1,50,000/-  as soon as it will be launched. The project site at sector-61 shares the boundary wall with Ullyas village while at sector-63 Kidarpur village is just next to the site premises. This can be of concern for the potential buyers to some extent as per the broker.(exclusive image below)

  3. Connectivity Cross the boundary and you'll land in the village area but bus service is non-existent here! The project site is spread across sector 60/61/62/63 and 65. According to the broker who was present at the site, public transportation like mini bus and auto is available only till sector-55/56 crossing. From this crossing, the project site is 1km away and it is from here that it becomes a real headache for the travelers. Thus, it is not advisable to depend on the public transportation services here.

On site view From agricultural to residential-the land is yet to be transformed legally, it's only grassland right now! At present it’s all agricultural land with the construction work at this project site yet to begin. But as per the broker, when the construction will start is not known. As per the site manager, the entire land is on agreement and registry will take place in the next 2-3 months. The reason for this is that the land piece of land that has been allotted for Brahma city project is awaiting approval for transfer from agricultural from residential as per the site manager. The soft launch price at present is Rs.75,000/- to Rs.1,00,000 per sq yard.  According to the broker, it will go up to Rs.1,50,000/- in the coming future. The three major projects that are nearby to this project site are Ireo City (Rs.1,05,000/-), Anantraj (Rs.85,000/-) and EMAAR MGF (Rs.1,00,000/-). Expected Possession Work yet to begin, only soft launch to the credit; it's still many years to go!  With no information available on the official website and the unwillingness of on-site people to give out a particular date of possession, the expected date of possession is not known since only soft-launch has taken place. The registry of the said project site will take place in the next 2-3months as per the site manager. Apartment Size Lot many plot options to choose from, you might be spoilt for choice! Brahma Cityis spread across 240 acres of land in sector 60/61/62/63 and 65 and as of now this locality is known as Brahma Colony. The plot size in this project site includes 240 sq yards, 300 sq yards, 500 sq yards, 700 sq yards and, 1000 sq yards.

  6. Point of view of broker Trust what he says, he tells the inside story right! As per the broker, the location of this project can be of some concern to the buyer. It is so because according to him, the plots in sector-61of this project site is surrounded by Ullyas village just next to the boundary wall. On the other hand, at sector-63 the project site share has Kidarpur village in the surrounding (see the image below).

  7. With regards to the prices, according to the broker, the prices will soon rise and for this project, Brahma will appoint a builder to sell the project. Thus, it makes a great investment option as till now only soft launch has taken place. Amenities Pack the bag, it will always be long-hard day of travelling for you!
