What We Inspect • Exterior • Roof, Gutters, Flashings, Chimneys • Exterior Cladding, Doors, Decks & Windows • Foundation, Steps, Porches, Columns • Landscaping, Retaining Walls, Drainage • Interior • Plumbing, drains, vents, taps, fixtures, tubs & fans • Electrical, panels, outlets, lights, switches, type of wiring • Heating, Cooling, Filters & HRV’s • Windows, Doors, Stairs, Railings & Finishes • Structural Supports, columns, walls & attachments

  4. Structural Issues • Decks not properly attached To home indicate no building Permit and safety hazard. • Temporary screw jacks are sometimes used for structural support. Check instructions. • Drilling holes within 2 inches of edge of joist is not permitted.

  5. Water Damage • Exterior Water Poor drainage and downspout Discharge Areas are the most common causes of water in basements. Identification is important. • Interior Water Leaking fixtures can cause mould Within 72 hours. Unidentified sources of water in a home can be an expensive repair.

  6. Renovations • Building Permits • We have the training to evaluate whether a Building Permit was likely taken out for Renovations completed in a home. • We will identify whether you need an Electrical Inspection to comply with local electrical codes. • We will identify un-safe structures which have been added by home owner.

  7. Check Qualifications • What memberships does Inspector have • How many years in business • How many Home Inspections have they done • What certifications do they hold • What services do they provide • What guarantee do they offer
