  2. Introduced as part of the European Union’s Energy Performance of Buildings Directive in 2003 to help combat climate change Legislation

  3. Legislation • Made Law by the Energy Performance of Buildings (England & Wales) Regulations 2007 • Which now requires that all homes that are constructed, sold or rented out require an EPC

  4. Why? UK domestic sector – the scale of the problem • 30% of UK total energy is used for domestic purposes • 27% of UK carbon emissions come from housing (6.3% aviation, 21% motoring, 37% energy companies ) • Increasing population, smaller household, UK domestic demand increasing by 1% per year.

  5. So – What is an EPC?

And what does it involve? • The Survey takes between 45 and 60 minutes, and includes a visual inspection of internal and external features of the property including: • Size and construction type • Insulation present – walls and roof space • Heating, (especially the boiler) and lighting systems • Glazing i.e. Double Glazed or not

  7. What happens then? Once completed, the data is uploaded and registered with the governments online EPC register where all completed EPCs are held Copies are made available for the assessor to provide to the client. The completed EPC includes recommendations on how to improve the rating of the property and its running costs. Only registered assessors can carry out EPCs

  8. Landlords From 1st October 2008, landlords have been responsible for ensuring a valid EPC is made available free of charge to any prospective new tenants at the earliest opportunity.

  9. EPC’s • Are valid for 10 years and be can be re-used • Are not required where there is no change of tenancy • Do not act as instructions for work to be carried out
