  2. PURPOSE Learn about Town growth and initiatives Review requirements for energy efficiency and pre-engineered wood products Meet Council and Staff Provide feedback so that the Town can improve services

  4. NEWFOUNDLAND POWER Pole ownership now shared between Bell Aliant and Newfoundland Power Possible delays in pole relocations and other approvals Possible additional costs Town is monitoring the situation

  5. TRANSPORTATION AND WORKS Policy for roadway access management is being implemented by Transportation and Works Spacing requirements between accesses are outlined May result in difficulty obtaining T+W approvals Town has requested a meeting with T+W and is awaiting a response

  6. SITE GRADING - SUBDIVSIONS • Must conform to site service sheet and approved site grading plan • Variations may require review by Building Inspectors or new site grading plan by professional engineer • May result in delays in construction and additional costs

  7. SITE GRADING - INFILL Identify possible site grading issues and sources of storm water initially No negative impacts on adjacent land Identify possible solutions and inform the Town • Retaining walls • Swales • Connection with Town storm sewer Town may specify additional measures

  8. RETAINING WALLS • Fence Regulations (January 2013) • Must comply with approved site grading plans • If overall height of 1.22 metres or greater, must be designed and signed off by professional engineer • If less than 1.22 metres but subject to imposing loads, must be designed and signed off by professional engineer • Cannot be placed on right of way or easement

  9. LANDSCAPING REQUIREMENTS Infill lots must comply to landscaping requirements All lots must have landscaping consisting of • Sod on front and side yards • 50 percent of front yard • 1 tree per 6 metres • Paved driveway

  10. RECENT CHANGES Town recognizes demands of industry • Increased Core Staff • 4 Building Inspectors • Hiring Project Coordinator • Advertising for relief planning clerk • Increased Staff Training • Priority to Backfill and Final Inspections • Working to Improve Communication

  11. BUILDING INSPECTION Increased growth=More demands for Town staff Cooperation required: • Abide by inspection schedule • Book inspections in timely manner • Respect staff time • Recognize that staff need time to process applications and permits

  12. ENFORCEMENT Town regulations in place to ensure high quality residential subdivisions and homes Consistent process High standards reinforce reputation of Town as an attractive place to live Benefits development industry as well as Town

  13. CONCLUSION Town working to foster a positive development environment Town striving to improve working relations with developers and builders Town responsive to changing demands of the development industry Welcome comments so that we can work to improve services
