  13. Background & Current Issues Update:Since 2004 – 2006….. The “Great Recession” slowed development, especially residential Township successful implementing several recommended strategies and some conditions have changed…we are examining those.

Residential District Updates: R-5 Senior Residential Community District Task: Determine if the R-5 regulations can and should be amended to encourage development of Senior Housing Preliminary Recommendations: Evaluate needs of township senior residents Promote use of existing area programs which support seniors desiring to “age in place”

Residential District Updates:RCD Residential Conservation Development District Task: Review text and RCD developments, identify possible improvements to the RCD regulations Preliminary Recommendations: Consider riparian setbacks for all developments, including RCDs – coordinate with Lake Soil & Water District Consider alternate evaluations of “yield plan” Not complete, in process

Residential District Updates: Residential Districts Text Re-organization Task: Recommend updated format (non-content) for existing residential zoning regulations Preliminary Recommendations: Make text more user friendly Reduce 7 residential district texts into 1 or 2 Condense lengthy texts for standards (i.e., yards, heights) for all residential districts into a table or tables for easy reference

Township Facilities Updates:Recreation Facility Assessment • Task: Inventory facilities, propose improvements, consider new pavilion and ballfields • Preliminary Recommendations: • Abundant space available for future recreation needs on Township-owned property in Town Hall area – if and when needed • Site for potential larger new pavilion • Consider likely users before investment in new ball fields and other capital/maintenance intensive facilities • Walkway/trail improvements at Concord Hills Park
